Emotional Intelligence in Sales & Negotiations Join us at the Calgary Petroleum Club for an enlightening event diving into the intricacies of sales and negotiation. Learn how understanding human behavior can significantly impact your success in these areas. Connect with like-minded professionals and expand your network while gaining valuable insights. Don't miss out on this opportunity to enhance your skills and grow your business! Let me ask you something: How many times have you walked away from a conversation thinking - ‘I should have said something… I should have asked for more… why did I agree to that?’ Most of us were never taught how to negotiate. We think it’s only for big boardrooms, but in reality? * You negotiate with your boss. * You negotiate with clients. * You even negotiate at home with your partner, kids, or family. And when you don’t know how to do it with confidence, you lose more than money. You lose your voice. That’s why I created this interactive foundation training: ✨ Emotional Intelligence in Sales & Negotiations Calgary Petroleum Club | Sept 26 | 5–9 PM Dinner included | Certificate | Networking I will teach you how to: 1. Negotiate with your fears and stop them from controlling you. 2. Negotiate with your desires so they serve your bigger vision. 3. Negotiate with your excuses and finally step into action. It’s not about being aggressive. It’s about learning the psychology of influence and practicing it in a safe, supportive space—so you can finally speak up without fear, close opportunities without pressure, and walk away feeling heard and respected. Born in El Salvador during the civil war, his mother, the head of the newspaper, was arrested for reporting the truth about the corrupt government in power. After escaping to Canada and being raised in poverty, at 17 years old, he started a small company that quickly grew to multiple locations across Canada. He is now the President/CEO of The Cuadra Group of Companies and WealthGenius Inc. with an extensive background in business and real estate management, investing, and development. That’s why for every ticket purchased, you can bring one guest for FREE. Come expecting to be challenged, stretched, encouraged – and ready to achieve multifamily real estate success. Bootcamp Schedule Doors open at 8:15 am daily - Come early to network! Friday September 26, 2025 - 9:00am - 5:00pm Saturday September 27, 2025 - 9:00am to 5:00pm Sunday September 28, 2025 - 9:00am to 5:00pm Invite a friend! With each ticket, you can bring one guest for free! >> Understand the power of Multifamily Real Estate Investing Multifamily Real Estate investing is a low risk option for investors that provides tax benefits, greater cash flow, and more. We begin by exploring the full power of multifamily real estate and the opportunities it presents for you. >> Why now is the best time to invest in multifamily An influx of talent, trends towards renting over buying, and a steady market even when faced with economic downturns means that now is an excellent time to invest in multifamily properties. At this stage of the bootcamp, we’ll discuss each of these reasons and more in detail. >> How to examine the present market and identify profitable multifamily opportunities Being able to read the market is a vital skill that all real estate investors must perfect. Here, we’ll discuss tips and strategies to accurately identify opportunities that are low risk and profitable. >> How to use other people's money (OPM) in order to create and broker real estate deals Higher market entry costs and ongoing expense is a characteristic of multifamily properties. Most investors rely on multiple forms of financing using other people’s money, such as seller financing, subject to existing financing, private money, and more. We’ll discuss your options and explore the pros and cons in creating and brokering deals. >> How to define and identify Value Add Multifamily (BRRRR) opportunities Buy, rehab, rent, refinance, and repeat – this proven strategic framework allows you to build your portfolio quickly with as few expenses as possible. However, this strategy is complex, particularly at the refinancing stage, and it’s important to understand how to properly define and identify the best opportunities. >> Learn the fundamentals of underwriting multifamily properties Successful underwriting involves gathering data about a property, making key assumptions about how it will perform, creating a projected cash flow, and assigning a valuation. It’s an art form that you must understand to succeed as a multifamily investor. >> Learn about various million-dollar investing strategies The strategy you follow will determine the success of your investment. But there’s no one way to invest in multifamily properties. We’ll explore various million-dollar strategies and help you decide which is right for you. >> How to raise millions of dollars for your deals The act of raising enough money to finance your deals is a vital part of the multifamily investment process. We discuss proven approaches to cultivate your network and pitch your offer in a way that entices people to invest. >> How to negotiate hundreds and even millions of dollars off the asking price Expert negotiation comes from an in-depth understanding of properties and market trends. By underwriting the property thoroughly, you will be able to identify the potential – and the risks involved. This knowledge will provide you with leverage that you can use to lower the asking price. >> How to capitalize on rising interest rates Rising interest rates, which threaten other property investment types, can benefit multifamily investors. Not only does a strong labour market ensure a healthy market but many renters are being priced out of the buying market, further contributing to this demand. We’ll discuss the opportunities for capitalizing on rising interest rates for multifamily investors. >> How to develop and buy new-build apartment buildings With older buildings, there’s always a certain amount of risk that unforeseen problems will arise. As a general rule, new builds mean fewer headaches – which makes them prime opportunities for development and purchase. To round off the bootcamp, we’ll discuss your options in this space. AND MORE NOTE: Educational content order and/or topics are subject to change without notice About WealthGenius WealthGenius is an invite-only community that specializes in helping multifamily investors to maximize their impact in the real estate market. Workshop Overview The September workshop introduces students to robotics and vehicle systems using the LEGO SPIKE Prime platform. This session marks the starting point of the Exposure Workshop Series, focusing on helping learners build familiarity with robotics hardware and the engineering design process. Beginners will focus on exploring the kit components, learning how to assemble and disassemble builds, and understanding how sensors and hubs form the foundation of robotics. Advanced learners will dive deeper into the concepts of vehicle systems and drive base assembly. By studying subsystems such as the chassis, suspension, and braking, students will connect robotics learning to real-world automotive and mobility applications. Both tracks emphasize collaboration, technical literacy, and hands-on problem-solving to ensure students establish a strong foundation for the months ahead. Beginner Path – Introduction to Robotics & Kit Exploration The beginner path introduces learners to the LEGO SPIKE Prime robotics platform. Students will explore the kit’s components—including the programmable hub, motors, sensors, and LED matrix—while learning how to care for and organize their materials. Guided build-and-disassemble activities teach them how to follow printed instructions step-by-step, fostering familiarity with technical diagrams and teamwork. The session also connects robotics to real-world vehicles, showing students how motors and sensors enable automation in everyday machines. Materials Required Laptop or tablet with SPIKE app installed LEGO SPIKE Prime kit: hub, motors, colour sensor, LED matrix, building elements Printed build instructions & worksheets Beginner Path Learning Outcomes Identify Robotics Components Learners will recognize and name the hub, motors, sensors, and LED matrix in the SPIKE Prime kit. Understand the Hub and Sensors Students will explain the hub’s role as the robot’s “brain” and how sensors enable environmental interaction. Assemble and Disassemble Builds Learners will follow printed diagrams to build and take apart a simple vehicle, developing confidence in reading technical instructions. Operate the SPIKE App Students will connect the hub, display text or icons on the matrix, and explore sound features within the app. Collaborate and Connect to Real Life Learners will work in groups to brainstorm how robotics applies to vehicles and everyday machines. Advanced Path – Vehicle Systems & Drive Base Assembly The advanced path challenges learners to dive deeper into vehicle systems and engineering design. Students explore subsystems such as the chassis, driveline, suspension, powertrain, and braking systems, linking them to emerging technologies like electric vehicles and autonomous mobility. They then apply this understanding by interpreting engineering drawings and assembling a stable LEGO SPIKE drive base capable of supporting attachments. Materials Required Laptop or tablet with SPIKE app installed LEGO SPIKE Prime kit: hub, wheels, motors, structural elements Student package with engineering drawings & build steps Advanced Path Learning Outcomes Explain Vehicle Subsystems Students will describe the function of the chassis, driveline, suspension, braking, and powertrain. Apply Engineering Drawings Learners will interpret and follow blueprints or isometric views to support accurate building. Construct a Stable Drive Base Students will assemble a balanced base structure, ensuring correct motor connections to the hub. Test Movement Control Learners will program and test basic forward, backward, and turning motions of their robot. Relate Robotics to Emerging Technologies Students will connect their builds to real-world technologies such as electric and autonomous vehicles. Parents, We Need Your Support! This one -day workshop will allow you to carve and decorate a pre-made vase. This workshop takes place on Saturday, September 6th, and September 27th. Materials, including a pre-made piece, and tools, will be provided. We will paint a coloured slip on your vase before this workshop begins. The vase and slip need to be dry and set up enough to carve into. We will glaze and fire the pieces at the end of September (Expect to pick up your creations sometime in October). What is Sgrafitto?? Sgraffito is an artistic technique, primarily used in pottery and painting, where a surface layer is scratched or incised to reveal a contrasting layer beneath. The word "sgraffito" originates from the Italian word "sgraffiare," meaning "to scratch". In pottery, sgraffito involves applying a layer of slip or underglaze to leather-hard clay and then scratching away portions to expose the clay body. This creates a decorative pattern with contrasting colors. In painting, sgraffito involves scratching through a layer of wet paint, often oil paint or paint thickened with a gel medium, to reveal the underlying layer.
