The room facilities are OK, it is very convenient to be a step away from the Vatican, and the traffic can be very close to the subway. But the downside is that there is no kettle and no cup in the bathroom. And there is no one at the front desk to pick up the waiter, and the door lock has to call. This is not convenient for overseas customers!
This place was convenient and the reception lady was super helpful and kind. I highly recommend this little hidden gem in Roma. The price was affordable compared to many other places, location is great , there are trams, buses around easy to get around. It’s also very clean. The room is very comfortable and the balcony is lovely. Thank you for everything !

I stayed for 2 nights. It was very beautiful and cleaned. I saw a small 1 on the floor, but I didn't really care. I have several keys, but there was a place where I couldn't open one, and I was fighting with the key for about 5 minutes every time. It was a little stressful.
The location is really good, the bus from the airport stops nearby, and you can go to the tourist spots, on foot or by bus. There were restaurants nearby and there was a supermarket, which was very substantial.
The Italian acquaintance also said that the security is good here, and it is recommended!
In the room, I could see Netflix and Amazon Prime.
There was also a kitchen space and it was clean.
Coffee and sweets were free to eat at any time, and there were plenty of hot water heaters, ovens, dishes and pots.
Overall very good and I would like to recommend it to anyone who comes to Rome 👍

The hotel is about 10 minutes walk from Rome Temini Station (Roma Termini). It is especially suitable for self-service tourists who travel with large boxes. The transportation is very convenient. There are buses to the airport and Ole at Temini Railway Station. The transportation is convenient. The hotel room was very clean and the bed was very comfortable. We wanted two single bed rooms. The two beds were still a big bed. The room had 2 bottles of water every day and the room had a small refrigerator. The boss is a quiet and beautiful Chinese girl, which makes us feel particularly kind.

There are many small shops around the apartment to eat breakfast, or buy something to cook yourself. Room facilities: refrigerator, oven, pots and pans are complete, condiments need to be prepared. I am booking a room in the 1 bedroom and 1 living room. The sense of space is definitely stronger than the hotel. The shower is enough for a bath of up to two men in a water heater. And the installation position of the faucet is unreasonable, it is easy to come across, and it takes a lot of trouble to take a shower. The color of the room is too heavy, it is a bit unacceptable. Very Good
PPhillipsBenjaminWe stayed here for four nights in June of 2025. The location of the hotel is generally good for getting to some of the more noteworthy site (Trevi Fountain, Spanish Steps, etc.). There's a metro station around 8 minutes walk away, which opens up most of the rest of the city pretty well. We walked from here to the Vatican, which took around 35 minutes, but would be less than half that by cab. The surrounding area is great for clothing shops, but the food we found nearby was mostly so-so, and frequently over-priced tourist fare, though I'm sure if you walk a little farther from the hotel you can find some good options.
The room itself was booked for a family of four, and was comfortable. The bathroom and shower had good water pressure, and the AC worked just fine. Some of the sheets were not quite clean, but we just didn't use the one we found slightly dirty. The beds were comfortable and a good size. The room and hotel have little to no facilities, so you're really just paying for room and the location. The exterior entrance is not well marked, and we actually walked past it on the street several times. If you're thinking of booking here, I'd recommend just looking for the GAP store which is directly across the street, much easier to find.
Our interactions with the hotel staff were limited. We received a number of automated messages, some of which were contradictory, or had out of date information. After booking and paying for the room (a non-refundable booking) we were told there was an extra ”city tax” not included which would need to be paid before checking in which amounted to around an extra $90 or so, and the offered price of an airport transfer service went up as soon as we requested it (from 85 euros to 95). The hotel arranged the transfer service for us, but the driver left the airport before we could get out of the passport control due to another booking. The driver service showed up at the hotel at the time the flight was supposed to arrive, even though the flight was late, and you'd expect them to know that going through passport control takes easily an hour, so this seems to be quite poor planning on behalf of either the hotel or the service. We ended up taking a taxi from the airport which was also slightly over half the price of the transfer service, so I'd recommend skipping their service, it seems like a rip-off. Taxis from the airport to the city center seem to be subsidized by the government, and were a fixed price of 55 euros (for a normal size car big enough for 4 people) at the time we visited. The train from the airport is also not a bad idea if you're comfortable using the metro, as the train station is just 3-4 metro stops from the nearest metro station to the hotel (Spagna).
Overall, we enjoyed our stay, but felt like we mostly paid for the location.

TThe Black Asian JaThis hotel is very compact but they maximized on the actual accommodation space. My room was on another building and the receptionist who was very sweet, gave me a tutorial with the keys and elevator. If you're not as familiar with Europe as I am, this was am absolutely necessary step. Once I was in, the room was spacious, clean, nicely decorated and comfortable. The bathroom was just as nice. Sitting on the Tiber river, from the hotel, you get a nice view of the river and street below. The room was also surprisingly very quiet as I was unable to hear any traffic once the windows were closed. Breakfast was served in my room at precisely the requested time on my first morning which was tasty and wholesome and for my second morning, I needed to go to the breakfast station on the main building... which was okay. The location is 10 to 15 minutes walk from most of the sites and about 30 to 35 minutes walk from the colessuem. I felt quite safe while walking but still vigilant of course and the reception also gave me a map, showed me how to use and and educated me on the best routes to take to maximize my time. All in all, great room, service and location. I would highly recommend.
For improvements though, they could give their guest an oral care set and bed slippers as with many hotels I stayed at on this trip

The room was clean, as you can see there are only some scuff marks from the trolleys of the people previously occupying the room.
The location is good. Near a lot of restaurants, near the station but in a safe area, and with a metro station nearby.
The only negative thing, no traditional bidet.
The staff is super nice and accommodating. Really a positive experience overall for us. We will definitely be back.
GGuest UserThis apartment is great. I lived with my parents and children for three days. First of all, the location is very good. It is not an exaggeration to say that the Spanish steps are downstairs. It is really downstairs. The second is that the apartment is very new. The courtyard family room we live in is a suite with a super large master bedroom with a large bed, two single beds outside, and a bathroom. The apartment then has a common dining room kitchen area that can meet basic meal preparation and dining needs, and the tableware and kitchen are fully equipped. The third is that the service of the apartment is really great. She can basically meet all our needs. Provide drinks and snacks in the minibar, recommend three restaurants nearby, luggage storage, cleaning service, and also set the airport shuttle. The price is very reasonable. You must know that the Spanish ladder is surrounded by no-stop areas, and the general car cannot come in, but the apartment can book the ncc car on behalf of it. The front desk staff was also very friendly. I felt at home in Europe for the first time. I liked this hotel and liked Rome. I will go again and stay at this hotel.
SStellaBellaIt was such a wonderful choice of hotel. Walking distance in a straight line (450 m) from Termini station, which is one of the biggest stations and has trains, buses and subway to whatever place you wanna go. Around the hotel there’s many restaurants and small shops, and it’s a quiet street.

The hotel offers breakfast by the price of 7 euros per person, totally optional, but we chose to eat at the hotel and weren’t disappointed.
The room is new, probably recently renovated, clean and spacious, very cozy, comfy bed and pillows, wonderful shower, and all the amenities are in excellent conditions. TV, electric kettle, some tea options, a safe, WiFi, air conditioner, fridge and hairdryer. They asked us in advance what type of bed we’d choose. Very thoughtful.
The staff is tremendously friendly, we felt like we were staying at a house of a family member. They speak Italian, English, Spanish and Portuguese.
I definitely recommend this hotel if you want a convenient, comfortable and affordable stay in Rome.

GGladys MojingolSuperb! I love the Vatican city area(Ottaviano station) so many cafes and asian restaurants u can try. And below the guesthouse theres a really popular gelato shop only €3/3 full scoops👍😍 the cheapest gelato in euro. Me and sis would pop in everyday to buy gelato.
The owner Cynthia and hubby are the 1st most welcoming italian we met in Rome. Plus they have a wonderful coffee machine that you can help yourself to anytime of the day(with mini cupcakes)😘 they even have a hall with loads of encyclopaedias collections. (Wish i can read italian).
on our final checkout day, Cynthia’s husband even helped to call us a taxi to airport which cost €55(flat rate) tq so much sir eventho we dont speak each other’s language but we understood each other.
In conclusion its worth the money we paid for. Wonderful host, great experiences in staying with an italian apartment with classic elevator architecture 🥰👍
