Property Description
The Historic Goeppinger Building has been around since 1915. Built by the Goeppinger family to house the offices of their farming and saddlery businesses, they provided offices through the years for doctors, lawyers, realtors, dentists and teachers on first and second floors. The third floor, once a beautiful lodge with a dance floor, kitchen, bathrooms, a smoking room for the men and a cloakroom for the women, was converted to six upscale apartments in 1935. The apartments were leased out as rentals to private tenants from 1935 to 2019. We bought the building in 2007 and continued to operate the building as it had been operated since 1935. In 2019, we decided to restore the apartments and signed with VRBO as short term and long term hosts. It is our hope to someday become a boutique hotel.
The original marble staircase leads to the lobby area on 2nd floor. Several office suites are occupied on this floor and it is also the home of our Resident Manager. Another flight of stairs completes the journey to the third floor where you will find your charming apartment suite complete with RETRO decor. On display are televisions from the late 1950's complete with antenna's, old radios, an old Bell telephone, an old manual typewriter, a chrome kitchen table and lots of coca cola memorabilia.
The suite has a sleeping area, a relaxation area, a dressing room, a full bathroom with shower and tub and a fully furnished kitchen. The kitchen has a microwave, coffee pot, toaster and of course a stove and refrigerator. Dishes, pots and pans and utensils are all provided so guests can prepare their own meals and eat "in". Fortunately, there is a grocery store just one block East of the building.
The building and it is built like a fortress with 13" of concrete between the basement and the first floor, the first and second floors and the second and third floor. The brick walls are at least 18" thick. The second floor is somewhat of a showplace with lots or original wood, terrazzo floors and Florentine art glass windows. Don't be afraid to turn on some lights and go exploring while you are here and feel free to ask us if you can view whichever suites are unoccupied. We love showing off the restorations we have done over the years.
Yes, this is an amazing old building but it does not come without its quirks, due to its age. We think these quirks just add to the charm of the building. For instance, you may walk on squeaky old hardwood floors, the radiators may let you know when they are warming up your suite and, it may take some time for hot water to climb up to third floor. The building is across the street from the UP railroad so you may be lulled to sleep by the sound of trains passing through town during the night. Most guest comment that they enjoy the sounds of the trains but we do have a "WHITE NOISE" machine for guest use who don't find the sounds of trains pleasant.

Beautifully Renovated Historic Apartment
This apartment is a perfect blend of historic charm and modern comfort. The recent renovations are beautifully done, with stunning floors that add character to every room. The bed is exceptionally comfortable, making for a restful stay, and all modern conveniences are provided, ensuring everything you need is right at hand. The apartment is also impeccably clean, which adds to the overall sense of comfort.
The owner/manager was very kind and accommodating, going out of his way to make sure we felt welcome. Small touches like fluffy towels make it feel like a luxury experience. We would highly recommend this apartment to anyone looking for a cozy, stylish stay in a historic setting.

Nice stay in Boone
Host, room, town all good. My only complaint is the hefty VRBO security deposit and there lackadaisical
behavior on the return of it. It’s been 14 days since check out and it has not been returned. I have rented through other home rental platforms hundreds of times and not had to deal with this. This will be my one and only time using this platform.

Great Little spot in the heart of Boone
Property is as billed! Only slight thing - its across the street from a very active railroad. Sound is deadened but not completely eliminated. Renter went above and beyond to get us checked in! Definitely recommend!
