The best things about this so called 4 star hotel is the free parking & location, being right next to a bus stop. Free breakfast as stated on TripAdvisor is not the case. We stayed in room 5 which is probably the worst room I've ever stayed in. The decor is tired & shabby with black mould & peeling wallpaper in places. Avoid.

Very spacious room with comfy king size bed. Fantastic breakfast. Craig and night porter very welcoming. Lounge area with bar available. Room serviced regularly. Location great. Even though we had a car we parked it and took the bus into city. Stop just outside door. Lots of various bus routes.

I was in Edinburgh already, I decided to stay one extra night, and I got to say I was very lucky to find this hotel: what a gorgeous place. My room was one of the grandest l've ever slept in with a magnificent Victorian vibe, stunning bay windows, and impressive ceiling plasterwork. The bed was comfort at the max, and I had a great night's sleep in a very quiet environment. Breakfast was freshly cooked and very tasty--I got all I needed to start the day properly. The staff was extremely friendly and made me feel welcomed as soon as I stepped in. Wish I had stayed longer!

An absolutely wonderful guest house. Great location and plenty of parking spaces. Room was spacious and immaculate. All staff were exceptional but a special mention for Lewis, who went above and beyond to ensure my stay was first class. Thank you.

Horrible service. The front desk lady was so rude and told it was our fault for them not having sheets on our bed. Not sure why this is rated so highly. The bedding was dirty, they didn't even put sheets on the bed, my partner didn't fit on the bed, and the pillows were so hard and big that we couldn't even use them. Also for some reason the bed made us very itchy. Maybe due to the clean bedding or maybe there is a lot of dust built up in the mattress. Shampoo and conditioner were also not included. Idk for the price and location along with these factors I think this place is definitely overhyped. Wouldn't recommend. Although the interior does look cool.

We spent two nights at this magnificent place I would say. Me and my husband were having some bad time with another hotel cancelation and we were so tired when I found this place. When we enter to the place, welcome was so pleasant from the Manager Louise ( I hope his name is correct) and all the worries has gone away. We were in a rush to go back to this another appointment after check in and he was super helpful. He even told us how to get into the place since we were new to Edinburgh. Room was perfect and heating was great. And the Lounge area was amazing and we had a drink from the small bar area in the evening with a movie which was really nice. We would definitely come back. Thank you for the great service.

Stayed in the main house, beautiful old building. Warm and comfortable with friendly and helpful staff. Willing to stop and talk with guests. Its an old style townhouse so floors a bit wonky and rooms are old style. Complete with 4 poster bed itt is charming! Throughly recommend, especially if touring the sites as thr staff are knowledgeable and keen to help with some local insight. Thanks for your hospitality 🙂

Everything about this stay was wonderful, best cooked breakfast I’ve had possibly ever! Louis the head waiter was awesome, so friendly & helpful, the bed was very comfortable & we stayed downstairs to watch the massive tv by the honesty bar which cd be stocked up more, we will be coming back! Thank you so much! ☺️

Comfy bed. Superbly clean room. Truly EXCELLENT reception staff. ‘Lewis’ came out onto the roadside to guide us in to the car park. Very welcoming. Next morning the staff were great again. Definitely my ‘goto’ from now on when in Edinburgh.
