Lithies Sea View Boutique Hotel

Beautifully situated at the North /East part of Zakynthos, very close to the Blue Caves and Shipwreck Beach. Very nice pool, towels provided and very attentive front desk staff. Quiet and peaceful. Far away from the busy tourist towns. Close to Agios Nicolaos and a decent selection of restaurants. Car or motor bike needed. Fridge, cooking utensils and nice terrace adjacent to the room. Beautiful view!

I would stay here again. This property is located in a quiet, yet gorgeous corner of the island. The onsite staff were excellent, the views lovely, the breakfast adequate and the pool/common areas were exactly as expected. While not associated with this hotel, make sure to check out the sun decks, diving platforms and food at nearby Windmill Cafe.

As part of our Zakynthos trip with our one-year-old daughter, we booked 2 nights at the Lithies Boutique Hotel because we were very impressed by the photos and description. Unfortunately, the booked 3-bed room quickly turned out to be a flop - a very simple furnished, dark room at the back of the house, seeming more like a cellar, directly under the parking lot, the specified sea side view only marginally recognizable, but all hotel guests walked past our patio to the pool. To make matters worse, the room was right at the entrance of the corridor to all the ground floor studios - the screen door slammed loudly every time the guests entered or left; in the very poorly soundproofed room, despite closed door and windows, every step in the hallway echoed loudly; quarrels, falling objects and flushing toilets in the adjoining rooms were also audible, as was every incoming car. There was no chance of getting some sleep before midnight, our child was woken several times. And all that for 145€/night!!! When we reported our problem the next morning and asked for another room, we only got the short answer that the hotel was fully booked and that you could hear the noise in every other room anyway. However, there were at least 3 other rooms available online (also on other floors). That is, the owner simply lied to us. We have never experienced such bad service, especially not in this price range. The superficially friendly, but secretly arrogant and ignorant demeanor of the owner reflects the unsympathetic overall a**osphere of this accommodation, which in our opinion cannot be hidden by a beautiful garden. Conclusion: badly soundproofed room with lack of relaxation, dishonest owner, catastrophic complaints management for families with small children, very bad value for money! We can only strongly advise against staying in this hotel!

Had a great visit at this fantastic SeaView boutique property in Zakynthos. Huge pool and great pool bar. Right up the street from the not to be missed Blue Caves and Shipwreck boat tours. Staff and owner are truly a delightful. Great room prices too!

We spent 3 nights in one of the sea view apartements and it was just perfect. The room was very-very clean and we had enough place for two people. There is a small kitchen edge with everything to prepare easy foods, to make your breakfast or make a coffee. We had a beautiful new bathroom. And the balcony...it is a real dream with a full panorama view to the sea, the pool and Kefalonia. Every morning I could see the sunrise from the balcony. The balcony is really huge and sooo comfortable. There was a daily cleaning which was really perfect. The ladies who did the cleaning made our beds, took the garbage away and washed the dishes. Best service we had in Zakynthos. The whole property is very clean and luxury. It has an own pool with poolbar and enough sunbeds. The pool has an beautiful view to the sea and Kefalonia. In the huge garden are so many beautiful flower and plants. The hotel is almost on the northeast point of the island, so you need a car and there is no supermarket in the area. But you can book for 10 EUR/person and day breakfast if you want. It is always quiet there and you can walk to the windmill (great place to take a (sun)bath and to the lighthous or to the small place where you can book a boot tour to the blue caves or to the shipwreck. The hotel manager Matina and her familiy were so nice and kind to us during the whole stay. Matina was always smiling and did everything to make our holiday perfect. Well what can we say. Matina, Anna and everyone were absolutely marvellous. The room was spacious, spotless and the sea view was out of this world! In fact we're rather reluctant writing this review as this place is best kept a secret! It's an absolute gem. Matina, thanks for your hospitality and your family are delightful. We will be back. Peaceful, short walk to an excellent taberna (fresh fish) and a little further to the Windmill and Blue caves for a swim. So peaceful and friendly, you will want to stay for months. It’s a beautiful, clean boutique hotel in a nice tranquil setting overlooking the Ionian sea (the views are great/relaxing scenery). while we also appreciated the owner’s hospitality. We do recommend this hotel!

Great calm and chill place, no breakfast due to covid so you can bring your own food if crackers and jam with coffee (which are for you in the room) is not enough. 15min walk to windmill (which is also a restaurant) from which you can descend straight into blue caves and go snorkeling.

Stayed at this small boutique hotel for three nights in early August 2021. The rooms are simple, comfortable and with well-functioning airconditioning. Very clean. Very attractive location with amazing views. Nice pool area. What also makes this place special is the staff. Not least Martina is the perfect "host" and local guide - this guarantees a memorable and truly unique stay. Will definitely return. The sooner, the better.....
