This was a fairly unpleasant stay and I would encourage other potential visitors not to come here - especially for the price being asked. There is a significant plumbing problem in the bathroom which means the whole apartment, and especially the bathroom, smells of sewage. Its nauseating. There are problems with acoustics - every move made by the people in the flat upstairs make the floor joists creak loudly, meaning that it is difficult to get to sleep. The flat is on the 3rd floor, up a very steep & narrow staircase. Its an effort to get up to and the staircase is messy and dirty. Its not been cleaned for a long time. The whole place, despite a conversion a few years ago, is now old and tired and in need of some serious TLC. The furniture is old Ikea stuff which is starting to fall apart. The rooflight window hinges don’t work and it takes some effort to get it open without the whole thing collapsing. On top of all this - we were hoodwinked into going here. We originally booked into the House of Edward (another Heirloom hotel), but when we arrived we were advised that there had been a double booking at this hotel and we had been ‘upgraded’ to a bigger room in the Flemish Tale. I think its more likely that the room we were given is difficult to book (there are lots of poor reviews all over the internet for this place) and the only way the company can fill it is via subterfuge - moving people who have booked into one of their other hotels into this one

This was a really unpleasant stay and I would strongly encourage other potential visitors not to come here - especially for the price being asked. There is a significant plumbing problem in the bathroom which means the whole apartment, and especially the bathroom, smells of sewage. Its nauseating. There is also a bedbug infestation. Both my partner and I had numerous bites which started to come up after the 2nd day. Another reviewer also complained of bedbugs - and its evident they come from this bedroom. The flat is on the 3rd floor, up a very steep & narrow staircase. Its an effort to get up to and the staircase is messy and dirty. Let's start with the positives: the location is fantastic and the price is fair. The bathroom is quite big and worked really well. And thats it basically. Everything else is an absolute nightmare! We stayed in the small room on the third floor, and the issues already start when the code to enter the hotel doesn't even work all the time. However the absolute worst part about the hotel is the fact that one of the windows was barely hanging in its frame and could not be closed! This means that our room was absolutely swarming with mosquitos - there were so many, it was unbearable. We stayed for 2 nights and got a total of 2 hours of sleep, our bodies were itching constantly. The mosquitos were not stopping no matter how many we killed which ruined our experience completely. If you value your sleep, do not go here!

Beautiful room with high ceilings and very comfortable bed. This hotel is very well located for the old town and my room had a lovely terrace. There is no lift and some rooms are high up but mine was easy to access. Nice coffee machine and great shower

Avoid this place at any cost. They claim to offer a five star experience , but they lack any basilar service of civil life. The heating in the room is not working , the room is really cold, and you can’t even take a hot shower , since the hot water is not working. I had to wash myself with cold water, and that is not pleasant on December. They have a WhatsApp number you can talk to, but it is totally pointless, they just pretend everything is fine in the apartment and that they will check. Spoiler: they won’t check. I asked for a partial refund of the rent, since the experience was really unacceptable. They said “ I’ll let you know.” Spoiler: they won’t let you know.

Never stay in this hotel. The bathrooms have a very unpleasant smell . You can reek the food from the restaurant up to the third floor. The vinyl flooring was loose and patched, the wardrobe was stained on the inside. The towels also had stains on them. The blind in the sittingroom had been cut away. I can not think of anything positive to say. They claim to offer a five star experience at low cost but in my eyes the low price does not make up for the one star quality. I did not even stay the night but moved to a different hotel nearby. Kath, Pudsey

Buitengewoon extreem vreselijke slechte toestanden !!!!
