Property Description
Cozy Cabin in a River Community with plenty of outdoor attractions nearby. Waterwheel hiking trail, Tonto Natural Bridge State Park, six miles to Payson home to the oldest continuous Rodeo with plenty of restaurants around. Mazatzal Casino. With two bedrooms plus a large loft, it accommodates a maximum of 6 people. The cabin is fully furnished and includes all you need for a wonderful stay. Just updated all mattresses with 10 and 12-inch pillow top on June 2023. Outside grill plus all spices you need for your cooking. V. Shampoo body wash and toiletry are included for your stay.

Outside burning in a fire pit is prohibited on Stage 2 and 3 fire restriction.
Fire restrictions are posted In Beaver Valley when in effect.

BEAVER VALLEY ESTATES - COMMUNITY RULES
The guest limit on this property is six (6) people (day or night) and there is a maximum of 2 cars allowed + 2 ATV/SxS.
There is a 10 pm noise curfew in effect to maintain the rural character and serenity of the neighborhood.
When there is no Tonto National Forest burn restriction in place, you can enjoy a fire in our fire pit and hang out around the fire past 10 pm...just keep your voices down as many residents go to bed fairly early and sound travels far.
A Stage 2 or higher restriction prohibits the use of the fire pit but the propane BBQ is okay. No smoking except in an enclosed car.
A Stage 3 restriction prohibits the use of propane BBQ.
If a fire restriction is in place and you light a fire, we can assure you that the Fire Department and Sheriff will be called by the neighbors and you will be fined, so please check out the current forest closure status at https://www.fs.usda.gov/tonto.
Our community is also a proud member of the Dark Sky Coalition which I am sure you can appreciate and will benefit from. Therefore please keep the porch light switch in the down position after 10 pm, (when it is in the up position the motion sensor is enabled.
To access the river, do not walk between properties unless a path is clearly defined. Instead, park near where the street crosses the river and walk up or down on either side. The river banks are for the use of our community residents and guests only and are not private property. However, please be respectful of the property owners along the river, don’t stray from the river banks, maintain a respectful noise level and pack out all of your trash (leave no trace).
NOTICE: Be mindful of the weather forecast and check a radar map to ensure that no storms are within a 30-mile radius, at the minimum. It may be sunny here and seem pleasant, but the river can swell quickly and turn into a dangerous flash flood situation if it is raining on or near the Rim above.

The house was clean and the neighborhood was friendly. The river does take a walk to reach. The property is very much situated in a community, so the neighbors are very close by.

Weekend Retreat
The cozy cabin was a great little space to stay for the weekend! Our kids thought that the quirky setup of the cabin was fun and it was also very easy to find a spot to relax. Our one complaint about the space was that there were lots of spiderwebs inside and out and the chairs that were set outside were pretty dusty, so we didn’t use them. Overall, we would stay in this rental again!

Nice Location
Stayed for SEVERAL days over the Christmas holiday and the cabin was nice, clean and had a homey feel, had a small issue getting in the first night but was able to get that taken care of quickly. The ONLY issue I found with our stay at this property was ALL the cameras everywhere and moved as if they were watching your every move, which to me and my partner was EXTREMELY creepy to us and made us feel very uncomfortable. We have stayed at several cabins throughout Northern Arizona and this one was the first that we felt this was about, so IF you feel uncomfortable about being watched on cameras throughout your stay I would caution you with this rental?Other than that the cabin and our trip was everything we wanted it to be!

Wonderful property!!
We enjoyed our stay at this property for Father’s Day Weekend. Quiet neighborhood close to the Verde river and you can hear the river from the porch. We had some concerns about spiders and A/C not cooling down the house, from other reviews but we didn’t have any issues. The walking trails to the river are close with great views and it’s very close to Waterwheel hiking trail which is stunning. We highly recommend!

The cabin was very nice and comfortable, had everything we needed. We enjoyed out time and the creek. Not easy walking as road narrow and fair amount of traffic. But we did walk, loved the fireplace.. didn’t have enough hot water in shower. All in all. Would definitely go there again!

Great little Cabin
Very nice cabin in a quiet neighborhood. Only a short walk to the Verde River.
