Experience the world-class outdoor recreation of Grand Junction / Fruita / Palisade from "High Noon," my home away from home for adventure-minded travelers who appreciate style and taste for luxury. This desert-modern showpiece is conveniently located to the best that Grand Junction and Colorado's Grand Valley have to offer. OVERVIEW: High Noon is my 3 bedroom, 2.5 bath, 2-living room, 2 home office, 2100 sq foot house, offering stylish contemporary living. Upstairs is a huge chef's kitchen, dining area, living area, powder room, and a large master suite with en-suite bath. The master has a king-sized bed. Downstairs is a huge second bedroom with a queen-sized bed plus two twin XL beds, long enough to fit full-sized adults. (All the king and queen-sized beds are Tuft & Needle memory-foam mattresses.) There is a family room with sectional sofa, workout area, and a work-from-home set-up. Across the back patio is a completely separate home office. FULL-HOUSE FUN: Guests have access to the entire home, upstairs and down, and the private backyard that includes outdoor lounge furniture, a water-smart turf lawn great for kids and dog play, sleek contemporary landscaping, and a 4-person hot tub. NEIGHBORHOOD: Our neighborhood is a true locals neighborhood, quiet but central. The home is only 2 blocks from Sam's Club (with its EV chargers) and 2 blocks to the REI. Or stroll a block to beautiful Westlake Park which offers a skate park and disc golf course. Across the street schoolyards and ballfields, providing an unobstructed view of the Bookcliffs, one of the Grand Valley's landmark geographic features, beyond to the north. Don't miss the sunset on the Bookcliffs, particularly during the cooler months when the sun is lower in the sky. Mix a cocktail and gather at the large living room window for the show. GETTING AROUND: The neighborhood is just northwest of downtown Grand Junction, with quick access to Hwy 6 and 50, a major artery to I-70. The house is an 8-min bike ride or 5-min drive to my favorite of the 10 local microbreweries (Basecamp Beer Works). And it's only a 9-min drive or 24-min ride to the main parking lot of the world-class Lunch Loops trails. My home has a seven parking spaces, including one that will fit a camper van or even medium-sized RV. DOGS: Up to two fully housebroken dogs are welcome! I’m a dog person through and through, and I often travel with my own. So High Noon is a dog-friendly home. Please kindly crate your dogs if they are left at the house alone. (Two medium-sized crates are set up in the master suite.) and keep them off the furniture. No cats please. PRIVATE PERSONAL RESIDENCE: High Noon is my personal primary residence. When it is available as a vacation rental, I am off digital nomad-ing, traveling for work, or at my crash pad in the big city. So please treat it as you would treat your own private home. And please treat my neighbors with great courtesy. They are lovely people!. I fell in love with Grand Junction / Fruita / Palisade years ago for the truly world-class mountain bike trails here, and I always stayed at vacation rentals. So it's an honor to host my fellow MTBers now. There are hooks in the garage to hang 8 bikes vertically, a repair stand, and in the warmer months, a bike-wash station out back. Get out and ride! "SWAMP COOLER": High Noon utilizes evaporative cooling rather than air conditioning. It's an efficient, pollutant-free method of cooling in arid desert climates. Said another way, there is a huge "swamp cooler" on top of the house, which cools the home by blowing moist air through and out the windows. For it to work properly, air must be able to flow, which means windows must stay cracked in the rooms guests want to be cooled. And at least some windows in the house must be cracked at all times during warm weather months so to not stress system. It's part of the charm of desert living! WHAT'S IN A NAME: When it's a vacation rental, I call my house "High Noon" in honor of one of my favorite little trails at the nearby Lunch Loops. It's a connector trail between a popular climb through desert moonscape and multiple intersections that offer beautiful views and an array of options for fun. In a way, my home plays the same role for me and my guests. So, "High Noon" it is. ACCESS: Guests have sole private access to my entire property, upstairs and down, backyard, the backyard office, and the 2-car garage. I ask my guests not to park in the garage but instead use it for toy storage. My home and the garage were built in the early 1980s -- as is typical, the garage is a touch small in entry height and overall length for today's big trucks and SUVs. MANAGEMENT: Day-to-day management of High Noon is provided by Sabrina Moore, a terrific local property manager. Sabrina is a solopreneur in the field; she is not associated with any large property management company. Guests also have access to me (the owner, Shane) by phone, text and email. This is the only vacation rental I own, although I am experienced at owning vacation rentals in the past. I take extraordinary pride in getting the little details right, so we want your direct feedback!
