GARBAGE & TRASH: Do not place garbage or trash outside, including screened-in porches, decks or car ports. Garbage & trash attract wildlife, which could endanger you & damage the property.All garbage & trash is disposed of into trash bags, placed within the animal resistant trash bin, & with the lid securely closed. Excess garbage & trash, where the trash bin lid cannot be closed securely, must be take the Massanutten Property Owner’s Association Community Trash dumpster located at 4007 Peak Dr., Massanutten, VA 22840. If there is loose garbage &/or trash within the trash bin, a surcharge fee of $35 will be charged to the guest. 14. CHECK-OUT: Late check-outs cannot be accommodated due to the time conflicts of our cleaners servicing many other properties. OCCUPANCY: Occupancy is limited to 2 persons per bedroom plus no more than 2 persons in the lower level sleeping nook unless otherwise authorized by the owner for up to 4 persons prior to booking. If occupancy limit is determined to be broken, a surcharge fee of $295 per additional guest over the occupancy limit will be charged. 12. OUTDOOR FIRES: This is high wildfire risk area therefore open fires & unattended fires are prohibited. The primary bedroom has a queen bed, 43” smart TV, dresser, office desk, walk-in closet, and ensuite bathroom. Turn on the custom gas fireplace made with stone from Massanutten Mountain to get the chill out of the air on briskevenings. After long adventure-filled days, replenish your group with a home-cooked meal prepared in the fully equipped kitchen to prepare meals with ample dishes and glasses, Keurig and drip coffee options, toaster, blender, crock pot, hand mixer, microwave, and chef knives. Share your gourmet cuisine at the 10-person dining room table or serve it al fresco on the deck. If you’re not ready for bed yet, head downstairs to the Rec Room to kick back on the sofas while the designated bartender mixes cocktails at the bar. Not all homes offer the pool access, so be sure to ask if this is an amenity you plan to use. Nature enthusiasts will love the proximity to Shenandoah National Park just 20 minutes away. The main floor features a comfy seating area and a fireplace, a large dining area that can fit 10, and a very well-equipped kitchen. There is a spacious bedroom with a king bed and attached half bath. The upper level leads to three bedrooms, including the master suite with a king bed, seating area, and a full bath. There is also a workstation with two monitors. One of the guest bedrooms has a king bed, and the other has two full beds. There is an additional full bath on the upper level with jetted tub and a shower. All the bedrooms have 55" smart TVs.The basement opens to a movie theater area with a large sectional couch and an 85 inch TV. There is a foosball table, pool table, and a closet filled with board games, puzzles, and books in the gaming area next to the fifth bedroom.
