Cleanliness can be improved. The window in toilet was opened, wild birds like pigeon poop on the wall and not to mention spidey from trees nearby...
Distance wise is centrally located in middle of Aeon mall, Ikea and toppen mall. GT go-kart is also stones throw away with mininpasar malam.
Not encouraged if you are a light sleeper as crows start calling at 5am+ and a lot of noise from main road. It also depends on your luck that other stayers are no as noisy in the living/common area. Basically it is a house that has 4 rooms rented out as homestay with shared kitchen and hall.
If you are looking for a budget stay which is convenience then that's fine. Overall i am ok with the stay so would give an overall 3 stars as the owner is also friendly.

The bed is comfortable but the level of cleanliness in the bathroom is a bit lacking. The bathroom walls and floors are not cleaned properly. There is also often hair residue on the water drain cover which is not cleaned properly. Hopefully all these shortcomings can be fixed.

The accommodation is really convenient. It is minutes walk away from aeon tebrau and easy to drive to mt Austin and other surrounding areas.
Carpark is a little tight if you are driving a big car. The host is very responsive and courteous.
My only nitpick will be the towels. Bring your own towels if you want better quality towels as ours seems to shed more than normal.

Place was quite out of the way from everything. Food options were around 20+mins walk away at Johor Jaya area. Hardly anything around the area was open when we were there on Sat night/Sun morning. But room was clean and spacious. Quite a good deal!

Great location as it is near Toppen mall and aeon. Manage to see fireworks on first day of new year. Worthwhile to come back to this hotel as it is very spacious.

FFesciniLocation is excellent but locating the unit took great effort, several calls to owner still couldn't get his staff to fatch us. Ask around several shops there and no one knows. Thanks to the security staff who knows the staff and bring us to him. The room equipped with TV and set up box with remote control not functioning. Despite the above the staff is friendly and good. Most important the bed is clean and comfortable.
