The stay was wholesome, the villa we took was out of this world tbh. And the service us top notch. And specially the person named as Sunil is the best one.

It is a boutique property located in morjim and have direct access to the beach. The amazing quality of this place is they have only few rooms and some rooms are with private pool and some with private outdoor jazzuzi facing the ocean. We were lucky enough to experience our stay in both the style of rooms. The pool rooms are really huge, with outdoor sitting, private garden pool, good size of dressing area. We were very happy with this room.Though the only drawback is it does not any beach view. The jazzuzi room has a outstanding view of the beach.. But we could not use the jazzuzi as it was outdoor in the balcony and was not covered and being on 1st floor, there was no privacy. Also the drawback of this room is it shares the left wall with the pub 'Sazz by the beach' and on right with 'farzi cafe'. So there was constant loud music going on till 5 am and we could not sleep. But if you are interested in night clubs, this property would be ideal to stay. The breakfast spread was average. The beach access was very good and morjim is a very private and a clean beach. We really liked this property.

Amazing Resort and more amazingly location of the resort. We stayed there from 22nd july till 26th july 2025. Unfortunately the weather was overcast. But we still enjoyed our stay over there. The staff was very helpful and cater to all our needs. Mr jerson at the front desk eased out overall checkin process. The main security guard at the entrance was also very polite and guided us everytime for the parking , their awesome breakfast. I would recommend this resort without any reservations to all.

Honestly, this hotel should be closed down. I totally understand that during rainy season maintenance is hard, but what I have experienced in this place cannot be reasoned with humid conditions. This hotel has a complete lack of maintenance and basic hygiene is not understood here. This place is a MAJOR HEALTH HAZARD! - Rat droppings all over the room and outside of the house - There was a whole in the mosquito net in the shower indicating a rat infestation - Mold was growing on the curtains, walls as well as the furniture, - The toilet smelled like a public urinal - The sink was stained, indicating that it has not been cleaned in a while - Dead bugs were lying in the room - The jacuzzi was in a horrible condition making it unusable - The staff and especially the property manager Mr. Ishwar were not even a little bit interested to resolve any of the problems we brought forward to them (and even afterwards we haven´t heard back from them yet) - The furniture at the breakfast was disgusting and not maintained, making the breakfast experience quite sad and not very appetizing (also the food was very average) - The outside furniture was getting decomposed by funghi So to sum things up - please don´t book this place! There is a fundamental lack of hygiene and maintenance, the advertising is wrong because this "quiet luxury escape" is located between two beach clubs blasting music till midnight and the staff, the property manager and the whole Read Thread Hotels organization is not interested in customer satisfaction. My girlfriend and i wanted to check out already after a few hours and once you payed you will never get any of your money back! A BIG WARNING TO BOOK THIS PLACE!

The room we stayed at was room with private pool. On check in we found that a rat had nibbled through some tea and milk sachets which had been placed just a few minutes ago When we asked for a room change, they initially tried to convince us that they were sold out. But on insisting, they gave another room by evening. The curtains are dirty. There is no exhaust fan in the loo. The breakfast is very very basic for such high room rates. The Hype in NOT REAL. Some of the staff were enthusiastic & helpful. Most seemed uninterested and dull. There is mold in some places. Some lights were not working. AC is not at all sufficient to cool the room to a even a basic level of 'Cool'. All in all a resort that WAS/CAN be good....but unfortunately is mostly dull, not that clean, lacking maintenance, unkept and dirty in quite a few places. Is is VFM... ABSOLUTELY NOT! I have been to Goa at least a dozen times if not more....and this resort has been the most disappointing of all.

Location - good, Food - Amazing, Amenities - Good, Services - Good, Overall experience was very nice
