We were assured peace & quiet (“we’re strict on noise”), and a 12 month season pitch with no restrictions, so we happily paid £2,450 for a pitch. T’s & C’s provided on arrival (31 Mar 2024) stated max stay of 28 consecutive days, no mention of how long to leave for. Run by a father and son. Site full of workmen (in touring and long-term fields), getting up early (5/6 in the morning) making lots of noise – breaking quiet hours stated in T’s & C’s. Had to move pitch several times but couldn’t escape noise which made it exhausting and miserable to be there. Season pitches in a mess, covered in dirty old Astro turf, or mud. Felt like a cross between a building site or travellers’ site, not a pleasant place to be. We stuck to the 28 day rule & quite often left for a couple of weeks each time, largely because we didn’t like it there. After 5/6 months, the owners started saying a season pitch had a max stay of 100 days but didn’t say or do anything else about it, or produce any official documentation stating this. We, rightly or wrongly, ignored them as we were sticking to the T’s & C’s provided and didn’t want an argument. Eventually it ended in two separate arguments with the owners. We said we’d “happily” leave if refunded the cost of the time left (c.4 months/£800) & they agreed but refund wasn’t given. Spoke to them again, and were suddenly told that we had only paid for a pitch up end of Dec 2024 (8 months)!! They do not do season pitches like this, only 12 month ones. Obviously, they had no intention of refunding anything and they were adamant we could not stay. In the end, we were happy to leave as it’s a noisy, uncomfortable site, with questionable management. Have sought advice on how to claim our money back through the credit card, have reported to trading standards, and will go to small claims court if necessary. We were warned by other long termers at various points to watch our backs as they knew what the owners are like. If only we’d known before we parted with our money!

In response to the reply to our review "AVOID – PLEASE READ IF YOU WANT PEACE AND QUIET AND/OR WANT A SEASON PITCH" It is interesting that you didn't bother to reply to any of the points raised in our review - we're not surprised as we all know you have no defence. With regard to your reply (in the attached photo), I invite you to call the police. I totally admit that I opened the van door to turn off the engine that had been idling at the end of our row for 20 minutes with nobody in it (and the man did not find me in his vehicle) - this is not a crime. The man did it every morning for no reason at all, pumping out fumes that we were all breathing in (something that you clearly don't care about - and you have green credentials??) so on the last morning there (as you had already kicked us out due to the reasons outlined in our review) I decided to take the initiative and turn the engine off. Your CCTV shows me do just that and then walk away with nothing in my hands. You know this, which is why you didn't call the police at the time. Surely you would call the police if you genuinely believe that a crime has been committed to protect your other guests, right? Lie upon lie. I actually called the police and they weren't interested as they knew I hadn't committed any crime, and that you were simply making things up to cause more trouble for us. We booked your site in good faith - you both came across as friendly and like you cared about your guests. It seems however that once hooked, you don't care as long as guests put up and shut up, particularly the season pitchers. You are clearly raking in money from over 70 season pitches, overpriced pods, countless workers paying the full nightly rate, and holidaymakers - why go against your own terms to try to squeeze more money out of people? We were quiet and respectful, made no mess, caused no trouble - you were both happy to chat whenever we saw you and had no complaints at all. Things only changed when you decided to make up new terms in the middle of our 12 months - we stuck to the terms and conditions which you issued to us and we know these terms have not changed. You cannot make up new terms half way through - you need to be fully up front and honest at the beginning, and if you don't like the nightly cost to you of a season pitch under your current terms, then change your terms! Rubbish that we can't respond to your replies and have to do it through a separate account but people need to know what they're getting into when they visit your site. I look forward to hearing from the police.

From the moment we arrived we met in the shop by a lady who is so helpful and polite redirected to the pot we got to pod we were totally surprised by how clean and tidy it was and what was available were two single beds size bathroom shower nice fitted kitchen plenty of seating dining area TV for the kidsrelatively new and extremely clean all the bedding was provided. We the only thing we needed to get was a bin bag.

The staff are very friendly and the toilet blocks clean and well maintained. The site for us is a 3 star site. There are a lot of seasonal pitches where people are staying . There also appears to be a number of working people on the site living there as they work . The site ground works look like they could do with some work for levelling where we were. There is no where much to walk. A few places if you drive . The other side of Norfolk near Cromer are better for walks. The site is 10amp so modern caravans with Aldi heating , microwave etc tend to trip the electrics . There is a very good pub the gate inn about a mile away.

Great campsite. Really clean facilities and really well organised for young children. I went with a 5 year old and a 2 year old and it was perfect for them. The site staff were unbelievably friendly and helpful and the site was really quiet at night which was great with a young family.

I stayed here at the weekend and I have to say it was the best campsite I have ever stayed on. The staff were very friendly and the facilities were really clean. It was a shame that group of tents in the corner were quite loud and rowdy late in the evening. I’m sure they were informed that there is no noise after 10pm as we were when we arrived, however they didn’t seem to think this applies to them. There was a security guard on site who promptly dealt with it and asked the group to be quiet which I think it’s fair to say everyone was extremely grateful for. All in all a brilliant holiday and we will definitely be returning

First time camping with our baby. Staff so friendly. Facilties immaculate. Pitch larger than expected. We were concerned about a drunken rowdy group using foul language but security promptly dealt with them. Will definitely return. Thank you for such an enjoyably stay.

First time glamping and I was pleasantly surprised. We booked two pods for the weekend. I have tried caravaning before and it’s not really my thing so I didn’t have high expectations. However, the pods won me over. Our pod was clean and had all the facilities for a perfect mini stay. It came with a fridge, cutlery, a kettle, a microwave, large corner sofa that can be turned into a bed, a bed with a duvet, TV, extendable table with two chairs, multiple charging points, a shower with reasonable power, hot water. The pods can get super hot, we had to open a window to let the fresh air in. Also, the only available toiletries is one roll of toilet tissue. You bring your own tea, coffee and washing stuff. The only let down was the early 10 am checkout. It would be great if this was 12. We loved it here though and will definitely return.
