Borgo Dei Conti Resort Relais & Chateaux

Borgo dei Conti offers a very opulent and private stay at a recent renovated historical property. The rooms are amazing and very clean. Now the problem of this resort is it's low value overall, it is just too expensive for what it actually offers. It delivers an impressive tranquil and silent stay with lots of privacy but feels not up to the price point. Positives: - location. Very big estate with super tranquil ambiance. Some interesting historical villages in 30-60 min car distance like Panicale, Perugia and Orvieto which have nice restaurants. - property with high security. - superb historical buildind renovation and very cleaned rooms (although I found a big bug in the bathroom curtains). - amazing bed and sheet confort. - amazing bath amenities. - great efficient AC. Negatives: - first and foremost the value. At plus 1K a day one would expect free water at the pool, any nice touch at the evening turndown and any complementary activities. Everything falls to this point as at this price level many things just don't feel good enough. The breakfast for instance feels poor. Ok the property only has 40 rooms and limited guests but they could offer more a la carte options (and not paying extra options) and more space to spread the food buffet. - There is a need to more attention to details in common areas. There is no music, no ambiance anywhere, just pure silence. A piano or any other instrument could do wonders in the courtyard or bar areas... Spa facilities could benefit from natural aromas or natural oil diffusors, some kind of ambient sound, more attention to the snacks available since there were moldy nuts (and more variety for instance the typical sliced dry banana) and way more design elements. The temperature was also cold there. In the end only the outdoor heated pool was enjoyable... Also a strange point is that there is no proper shower (nor bath products) at the spa.. I think with little efforts it's possible to rethink and hugely improve the spa facilities experience. - main pool was nice although at the first day there were a lot of water mosquitoes in a corner. We even notice that to the lifeguard who just said "it's ok, it is no problem", and does nothing... I don't think I need to explain how wrong this situation was.. anyway, next day somebody finally remove the bugs from the pool water. Again I would highlight that at this price point it is typical to have some kind of courtesy at the pool. Staff just felt bored and unmotivated. - osteria restaurant near the pool could also be so much more styled and confortable. - the gym!! I was speechless when I saw it was a hot tiny glass room with half dozen machines. For the property size I don't think it's acceptable. Even more this property has everything to be a real wellness focus center but it really lacks. Maybe an expert could give some enlightment (maybe look at the properties in northern Italian mountains for instance). In the end it was a pleasurable stay with an amazing old s

From the moment we arrived, we were struck by the beauty of the property. Our room was exceptionally spacious, featuring a luxurious bathroom and every amenity one could possibly need. Every detail had been carefully considered to ensure absolute comfort. The elegant lounge and bar area provided the perfect setting, whether for catching up on work, enjoying a quiet moment, or relaxing with a beautifully crafted cocktail. The outdoor spaces are equally impressive. The pool and pool bar are immersed in nature, creating a peaceful atmosphere where it is easy to lose track of time. The spa is simply outstanding, featuring a large sauna area, a relaxing salt grotto, and a heated outdoor pool overlooking a picturesque lake. It is a place designed for complete relaxation and wellbeing. The dining experiences deserve special recognition. The fine dining restaurant offers exceptional cuisine, where every dish is beautifully presented and prepared with remarkable attention to detail. The trattoria is equally wonderful, serving delicious pizza and authentic local specialties, all elevated by the same commitment to quality and presentation. Every meal was memorable. What truly makes Borgo dei Conti extraordinary, however, is its people. From the General Manager personally welcoming us on arrival to the attentive front office team, the valet service, and the delightful golf cart tour of the estate, every member of staff made us feel genuinely cared for. Their warmth, professionalism, and attention to detail are second to none. As a family who travels extensively around the world, we can honestly say that this has become our children's favorite hotel ever. The team consistently went above and beyond to fulfill every request, no matter how small. From printing cartoon characters for our children to color, to patiently explaining the history and beauty of the estate, every interaction was handled with kindness and enthusiasm. Calling Borgo dei Conti a resort almost feels inadequate. It is more like a small town, a destination within a destination, where every corner reveals something beautiful and every experience has been thoughtfully curated. We arrived expecting a luxury hotel and left having discovered so much more: a place filled with soul, authenticity, and people who truly care about creating unforgettable memories. Borgo dei Conti is not simply a hotel. It is an experience, a world of its own, and without a doubt one of the most remarkable family stays we have ever enjoyed. We are already looking forward to returning.

Unfortunately, this hotel is not a five star property and should not be a part of the Relais and Château family. I believe that overall Relais and Château has gone downhill and this property demonstrates that perfectly, while the staff are kind and gracious, when the base product is this bad there’s only so much you can do. I visited there with my family this month and the photos are a complete dupe. The property is close to a power plant or what appears to be two nuclear reactor heads which you can nicely see from the property. There are electrical wires everywhere. The food is subpar if I’m being generous. There were moldy fruits and chipped dishes at every breakfast with flies swarming over everything. It was a total challenge to get my kids to eat anything here. If you do not want to eat at the indoor restaurant, which is prix fixe and offers rabbit and pigeon, then good luck to you— getting swarmed by the mosquitoes by the pool because that’s your only other option besides room service with such a terrible limited menu. Keep in mind that you are totally trapped here if you don’t have a rental car because nothing is close by. I did not try the spa. However, my kids got a 15 minute complementary hand and feet massages, which was very strange to offer to only kids traveling with your group and of course it was not appreciated by them as they are kids. A lot about this property is strange, the location, the set up , the minimal service which is zero Pool side as the boy wearing a lifeguard shirt hands you a towel and walks away. The only great thing I can say is that the rooms have the biggest flatscreen TVs we saw in all of Italy. Keep in mind that despite us reserving 2 suites, they nickel and dime you at every turn telling us that it was a supplement for avocado, and that their kitchen did not have potatoes and a €70 nightly charge for a rollaway bed that we did not need, but they would not take away. Truly shocking again this property should not be classified as five star and Relais & Château should really investigate their association with this hotel. I cannot in good conscious recommend this place to anybody and have told my travel agent the same. We traveled throughout Italy staying only at five star properties and this place is truly mediocre. Feedback was given to management, but they seemed uninterested or unable to do anything about anything. We were so happy to leave and just as a reference point, the next day at the Rome airport hotel, we all commented on how much better the food there was compared to Borgo de Conti! Do yourself a favor and stay at Belmond Castello de Casoli in Tuscany!

I was truly impressed by Borgo dei Conti Resort. From arrival to departure, the team made us feel genuinely welcome and cared for, with a warmth and attention to detail that stood out. The recent renovation is beautifully done, blending historic charm with modern luxury and comfort. The property is stunning, surrounded by rolling hills, an ideal base for exploring Tuscany and Umbria. We visited “Pienza” and “Montepulciano”, with every drive offering breathtaking scenery and hidden gems. The food was exceptional throughout, especially the fresh, flavorful fruit. What stood out most was the hospitality. Unlike many luxury hotels, Borgo dei Conti made us feel like valued guests, not just room numbers. That personal touch made all the difference. A special thank you to **Maya** for her kindness and constant smile, which made our stay even more memorable. If you’re looking for a luxurious countryside escape with charm, elegance, great food, and heartfelt hospitality, Borgo dei Conti is highly recommended. We would happily return.

Our family travels a great deal in Italy and otherwise. We love local hotels and the countryside. This hotel got it wrong in many ways: We had to cancel our trip three days prior due to a documented life threatening medical event. They refused to refund us. Gave us credit. We came back one year later. Should have just eaten the money. Hotel is located by power plant with two smokestacks and power lines as far as the eye can see. Our room smelled like sewage and they were unable to fix. Covered it with intense plug in air fresheners. Offered us a different room with less beds in it as compromise?? The gym has no a/c or ventilation and the local roads are impossible to traverse by foot- too much traffic. Feel landlocked. When we highlighted these issues and requested to leave one night early and a reimbursement, we were told we were there as an accommodation so no reimbursement would be provided. $3500 a night for our room. Do not go here! Go to Il Borro, Castiglion del Bosco, an Agriturismo etc.

This place is magical. The setting is gorgeous and the property is lovely. The grounds are immaculately maintained. Our suite was beautiful. Everyone who works at the resort is incredibly friendly and helpful. They all worked very hard to make sure our stay was special. The food in the restaurants was very good. The service in the bar was especially good. I can’t say enough good things about this place. Just go!

My husband of 35 years just spend a weekend there with his 30 year old mistress and the Hotel was very supportive of their need for discretion. So in that case I can only highly recommend them.

We had some memorable day trips just half an hour from the resort: Assisi, Spello, Gubbio. I can’t wait to be back!
