Beautiful aparthotel in the center of Rome!! Emanuele is the perfect host! He always made sure to be there when we needed. He gave us great suggestions for our trip and helped us with restaurant reservations. The room was super tidy and beautifully decorated.

The room was perfect size for our family of 4 people! Franco and Emanuele are very supportive and helped and accomodate us with everything we requested!the common area include a living room and a kitchen! It is just next door to Trinità dei monti Steps and in great location!really recommended.

What an amazing place to stay! The room we stayed in was perfect and fit our needs. The room was comfortable, clean and classy! The staff and owner were fantastic! They were always willing to provide recommendations and help us with all our needs during our stay and after! The location was top notch. Close to so many things and central. Couldn’t have picked a better place to stay for our first trip to Rome! I highly recommend this place and we will 1000% be back! Hopefully very soon …. 😊

Everything from the start to the finish of our stay was magical. The attention detail was amazing. We were looked after so well by Franco and his team and it was like we had a dedicated concierge all to ourselves. Truely one of the best hotels we have ever stayed in. We will be back 100%. I arranged a stay at this hotel for my parents. It was their first trip to Rome and they have some mobility issues. Franco, the owner attended to every detail of their stay. He greeted them with Prosecco at the door. He arranged a guided tour to fit their individual needs. He arranged dinner in a cozy trattoria. They were treated like family! My parents say they were treated like royalty! It will now be our go to hotel when we visit Rome!

We were looking for a different experience and found Piazza di Spagna 9, Luxury Suites on the web. We had originally booked the rooms at #9 Piazza di Spagna but because of a plumbing issue in our rooms prior to our arrival the director of the hotel put us up at Margutta 19 luxury hotel for a couple of nights, following which we moved into the hotel’s new master suites on piazza di Spagna. What stood out above all was Franco’s (the hotel owner) personalized treatment. He put together a list of restaurant recommendations for us. We tried them all and were very happy with them. He helped arrange for tour guides to visit the various historic landmarks (Vatican, Colosseum, Rome intra-muros, Mount Palatine, etc.). He organized private transportation as we needed it and inquired every day as to our wellbeing. We had rarely experienced such a level of attention and service from a hotel owner. This was true Roman hospitality!

The owners were wonderfully accommodating and made my stay ultra comfortable. The hotel is beautifully decorated and the rooms have impeccable details. The owners also gave great advice for where to go for dinner etc. I will definitely stay here again

Franco and Emanuele, it's hard to know where to begin in reviewing your beautiful oasis at the bottom of the Spanish Steps. But I'll try. First, the location and amenities. We stayed in a spotless, stylish suite across from the main property above the Keats-Shelly house. It is difficult to imagine a more central spot in Rome and one that is walkable to literally everything. The interior was impeccably designed and decorated in a very modern style. The rooms were large, comfortable and both had views directly down to Bernini's Fontana Dell Barcacia. The amenities were equally superb, with luxurious fabrics, furniture and complementary mini-bars refilled promptly every day. The ability to breeze through a large, private wooden door into the heart of the Piazza di Spagna each morning was incredible. Second, the activities. In a word--#trustfranco--He provided us outstanding tour recommendations and the most personable guides who were enchanting in their knowledge, responsiveness and charm. Thank you so much Rosella, Fabiana, and Alessandro, you made our trip very special. He was equally adept at restaurant recommendations and reservations, and sent us to hidden gems with delicious food and local flair we never would have found on our own...and we were often greeted by name when we arrived. And finally, put simply, the hospitality. Franco treated my family like we were his family--which is no small feat given the new dad duties he just embarked upon--and he was always quickly available to answer any questions, despite how repetitive and uninformed they may have been. Franco and Emanuele, we cannot thank you enough for making us feel completely and wonderfully at home, in the heart of Roma, and for making our trip unforgettable. If we are fortunate, we will meet you again. Grazie.
