If you have young kids please choose something else. For 250 usd per night without breakfast or anything included there are far better options. The “bus” from Bayside station is infrequent. We got a LOT of attitude from the driver who had closed the door and we banged on the door to ask him to reopen it as we had a 1 and 5 year old with us - he just sneered at us. It was so rude and unexpected from a 5 star hotel. In the first day we were told to walk to the hotel instead. As soon as we started walking the empty bus closed the door and drove to the hotel - we saw it pass us.
We asked the hotel to organise a taxi at 4am. But taxis refuse to take bookings at that time. You just have to hope for good luck. We got downstairs to the lobby at 4am as instructed and all the lights were off and there were no staff. Zero. Someone only appeared after 10 minutes of us searching the entire lobby.
The bed was like a plank of wood or sleeping on the ground. The rug was threadbare and obviously from the 80s. Walls are paper thin so you will hear every single guest as they arrive home from Disney if they stay out later than you.
Taxi to haneda terminal 3 with zero traffic took 25 mins and was 12000 yen.
With zero services im not sure how they think they are 5 star? No pool no gym no breakfast no restaurants after 6pm no decent convenience stores except a tiny one expensive one with absolute basics in the lobby. I wish I booked elsewhere!

Environment: The room is the largest I have ever stayed in in Japan at the same price range. Picture 1 is the view from the room.
Service: English is very good, attitude is also very good, in line with expectations.
It is next to the Toy Story Hotel and opposite the station to Disney. You can walk to the opposite side, or you can wait for the free hotel shuttle bus at the door of the hotel. There are also airport buses to Narita and Haneda. Overall, it is very cost-effective!

The room is very spacious, bright and comfortable. In addition to three beds of about 1.2cm each, there are three or four sofas and a chaise longue. The beautiful view of Tokyo Bay outside the window is unobstructed. It's only a 3-4 minute walk from the Disney Train Bay Station. You can also take the hotel's shuttle bus to the Bay Station every 7-8 minutes. Check-in can speak good English and communication is no problem.
