amazing accommodation in an outstanding setting, our room was warm comfortable and very well appointed, well stocked tea coffee and even fresh milk, how good is that. our hostess Angie met us on arrival she was lovely, very welcoming and knowledgable, made us feel very special The breakfast as advertised was exceptional and set us up for walking in the Suffolk countryside. Thoroughly recommend the Stables, just wish we could have stayed longer

This 3 night stay was arranged for my birthday. First impressions great, lovely place. Owner quite abrupt but welcoming enough. We were shown to the Southwold Suite which was lovely. During first couple of hrs room got colder, no heat in rads. Went to find owner who advised the heating had just come on again. We asked how warm the large breakfast room might be the next morning as didn’t fancy sitting in the cold to eat. The owner went into great lengths to tell us how thermostats worked on radiators, by now my husband and I were pretty fed up when challenged the owner stormed off telling us to leave in the morning and he would refund our deposit. We left straight away one birthday spoilt!!!! Also no longer allowed to walk on the estate despite being advertised as 100s of acres of romantic walks as a working farm which would have meant having to go out in our car which was not the plan.

This is a unique and interesting building in beautiful country side. While you have to avoid the farmers livestock, you can drive to some beautiful places. Peaceful and well-run. Amazingly good substantial breakfast. Thanks to Alan and Sophie.

The breakfast was absolutely superb, with yummy bacon, sausage and eggs which was cooked to perfection, plus orange juice and the added bonus of marmite. Cannot complain about the greeting and hospitality, which was both warm, informative and friendly. Sadly the room let the accommodation down - although the bed was extremely comfortable and I was very warm and cosy, towels soft and large, room spacious, comfy sofa with tv etc.... the only place I could see, to put my suitcase, was on the floor. The ensuite shower was about 1 ft plus off the ground with the smallest door entry and you were standing off kilter within the space. With the bath, you needed a step ladder to climb in (I didn't try). Not enough lights and mirrors in both the bedroom or bathroom - no good for make-up, putting on jewellery, checking what you look like etc. The only way to charge mobiles and the like, was via a couple of extension leads. Finally the only tea bags they offered in the room were builders/ PG tips/Tetley's (I think), no offer of breakfast/earl grey tea bags. Loved the idea of an "honesty bar ", which we didn't use, but did take use of a lovely warm, comfy and welcoming communal sitting room. Fantastic location, very quiet, wildlife passing by, near other arears you would want to visit, including Minsmere. I would go back, but perhaps bring my own mirror and lights

Beautiful converted building with vast bedrooms in a stunning location. The property is around 15 mins from Southwold. The surroundings are amazing. Acres of green land and trees. The breakfasts were superb. Lovely staff that made us welcome. The building is steeped in history which you can read all about. There are nice pubs for food but a bit of a drive.

We stayed in the Minsmere Room (2 adults, 1 child). It was a gorgeous spacious room with 1 double bed and 2 single beds, a dining table and a comfy family sofa and large tv. We also had a large selection of tea and coffee, complimentary biscuits and bottled water, along with use of a room fridge. The room was clean with a gorgeous large bathroom, complimentary toiletries. The room was a little hot at night but we did have one small fan which we did plug in. windows wouldn't open very wide owing to a safety lock. You have use of a guest lounge with large sofas, board games and dvds which can feely use (either in your room or guest room), along with an honesty bar which you settle up when you leave. Breakfast is pre ordered the night before and is freshly cooked. Gorgeous breakfast and quality ingredients, along with cereals, juice, fresh coffee and tea. It was really delicious. We would absolutely come back, gorgeous tranquil setting just a few mins drive from Southwold (and 20 mins from lowestoft).

This place certainly had the wow factor! Lovely staff, lovely family room with so much space, lovely location, amazing breakfast! Very relaxed, honesty bar, lounge, games and dvds for you to borrow for your room. Good Wi-Fi, smart tv in room had access to iPlayer, Netflix, itv player 4od etc. We stayed in the Minsmere room, 1 double and two single beds with plenty of room if you needed a foldout bed too. We will certainly be returning here when we visit family locally!

Lovely spacious quirky comfortable characterful room with a large bathroom with a bath and separate shower. Pet friendly and use of a fridge just outside our room. Great to learn about the history of the property. Hosts were very helpful and informative and a great pre bookable breakfast cooked fresh with great products and plenty of choice. About four miles to Southwold and closeby for other places to visit

My partner and I had a wonderful 3 night stay in the Henham room. Steeped in history, the fairly large room has a high ceiling laden with wooden beams and a floor on a quirky little slant in places. The bed is comfortable - I suffer with a bad back, and it's actually improved during my stay! There is a choice of duck goose or allergy pillow. This particular room has a clean, carpeted en-suite with a bath and shower. Each room has a tank of hot water per day, which is enough for two baths a day and possibly multiple showers. There is a sofa with a television in view, which separates the room up nicely. The bedroom furniture appears brand new and smells nicely of pine! There are coffee, PG tips, biscuits bottled water and green tea available in the room which are restocked daily. There is a fridge on the landing. The location is extremely quiet, however, you can occasionally hear people in the next room if you are in the bathroom, but not from the room itself. There is a strange little window close to the floor, but it was really good for view purposes. I even spotted an owl whilst putting on my make up! A hairdryer is available in the drawer, and a fan and heater in the wardrobe. The breakfast is very good. You get a huge list left in your room, whereby you 'order' your breakfast. You can choose porridge, fruit and yoghurt, a full English, and even scrambled eggs with smoked salmon. In addition to this, there are cereal, toast, jams, tea, coffee and orange juice available. They also cater for dairy free, gluten free and vegan diets, so make sure you let them know when ordering. There are picnic benches outside if you fancied a supermarket picnic dinner. Location wise, it's not a long drive to Southwold, Covehithe and Dunwich. There are no taxis unless they are coming across to make a substantial journey, so you'll also need to drive out to have dinner in the evenings. We tried The Plough in nearby Wangford (which has a petrol station next door - not open Sundays), and it was a cheery place, but my burger was terribly undercooked - still mooing! The next day we stumbled across The Angel in Halesworth which has a beautiful Italian restaurant attached. A real hidden gem and very reasonably priced at around £10-12 for a main rather than the usual £15-16 you see in other surrounding pubs etc. There is an 'honesty bar' back at Henham Stables which is a great idea, but I found it a little expensive at £12 for a bottle of wine and £3.50 for bottled beers. It's cheaper than pub prices though I guess! We had a fantastic stay and will definitely be going back again next summer! The owners were friendly and attentive. Thank you for having us.
