Very disappointing and misleading. My unfortunate experience is almost identical to Lois C’s September 2022. For many years I wanted to see the Manx Grand Prix on the IOM and coming from Australia this was going to be a major event for me. So after much research on the web I booked accommodation at Arrandale House Hotel on the IOM through Lauren and paid a deposit of £495 in November 2019 for 25-31 August 2020. Covid put an end to that , international travel was finished and the MGP was also finished for two years. As it was beyond my control I sought a refund of my deposit in May 2020, this wasn’t forthcoming and after a number of emails I was offered a 50% discount on my next booking given by Rose and described as “a gesture of goodwill “ , this I thought was better than nothing but of course it meant I had to rebook at Arrandale. In 2022 people were travelling again, so in February 2023 I naively rebooked Arrandale House to use my 50% credit so I could continue with my hope to witness the MANX GRAND PRIX in August. After explaining to the receptionist ( Scott) I had a credit that could be verified by the emails , he didn’t want to know about it or wish to follow this up. So again I naively paid the full deposit thinking that I would sort this small problem out when I got there in person with the email proofs in black and white on paper. They also wanted payment in full before I arrived, another red flag! When I finally met Scott, he was ever so pleasant but was simply dismissive of my claims and said that it was too long ago and that was that! Covid cost everyone, people lost wages , jobs , businesses, and sadly many lost their lives, Arrandale didn’t seem to lose anything at least from me , they got my initial deposit and then another accommodation fee , having promised in writing something different. I naively believed this. Accommodation report, the good and not so good ! The Good The position is very good. The unit was recently painted. The floor coverings were also new. The Not So Good All the fittings, taps and the like were well past their use by date. We booked two bedrooms and got one bedroom, with a sofa bed in the living room. The kitchen couldn’t fit the table, so it was in the living room, which was now a bed room. The kitchen utensils seemed to have come from a car boot sale . All old, in poor condition, and not matching. The kitchen floor had a one inch “ bounce”. The TV didn’t work as it wasn’t connected to the aerial ( now in a “ bedroom “ anyway ). We spent 5 weeks travelling around the UK and had a wonderful time and stayed at some great places , l have to say this definitely wasn’t one of them.

Traditional Douglas guest house with some smallish bedrooms. 3 floors and no lift so ask if you need ground floor. Great breakfast to set you up for the day. Very clean. Handy for sea front and town. Overnight street parking.

We stayed here for a honeymoon style getaway due to covid. we never actually got a honeymoon, so we took the chance to get away for a few days. The House is very well located just 4 minutes walk from the Promenade, it has a lot of stairs so if you struggle with stairs this isn't the place for you as there is a lot of them and they are steep as we found running up an down to the room is a pain after a while lol the room was great spacious with a view over the water, we had room to eat, sit an watch the boats come and go and watch TV as well as a bathroom with a walk in shower. The room was clean and tidy, and the windows work, which is a bonus as it did get very hot on. It was nice to be able to open the windows and enjoy the breeze. Our issue was the beds and this is the reason for the 3 stars omg they where so hard it was actually like lying on the floor I've never felt beds as hard in my life they had no comfort to them and actually left myself and my husband in pain due to the lack of support and how uncomfortable they where whic resulted in alot of disturbed sleep as we just couldn't settle on them the duvet where very thin like 3.5tog an even the pillows where hard honestly if it wasn't for hoe bad the beds where we would have gave a higher rating. The breakfasts were great, and the staff were lovely we really enjoyed our stay and it really was perfect location ways etc just need to do something about the bed situation

I have never written a negative/average review before. But i feel this review is fair and is useful for future guests. This B&B is in a great location for exploring the island, close to bus stops and a short walk into Douglas town, where we found some lovely independent restaurants. Unfortunately the B&B is very tatty and the room tiny. We had two mornings with no hot water, we were told no one else had mentioned that they didnt have any hot water so must be our room/ supply and demand issue! Stay here for the location only

A nice place for my husband and I to explore IOM by public transport. Centrally located not to far from the bus stops and a nice view of the harbour from our bedroom . Lovely breakfast and friendly hosts.

A well-positioned hotel for our five night stay mixing relatives, friends and childhood reminiscences. The sun still shines every day! A well-positioned hotel, within walking distance of all of Douglas’s amenities. Plenty of on-road parking. Lovely breakfasts and friendly staff. We did have a problem on the first night but that was sorted out quickly and efficiently by the staff as soon as it was reported. Our room on the third floor had a lovely view of the harbor. The hotel is a bit tired and in need of updating – but it seems most of the other hotels in Douglas do too.

Last minute booking for trip to Douglas on the Isle of Man for 4 nights. Only room available was in the annex which was actually in another house owned by Arrandale House a few doors along called Allerton. I was given room 3. It was an exceptionally clean and comfortable double room with en-suite with a great shower. Tea and coffee were provided along with soap, shower gel, shampoo, soft towels and hair dryer. Plenty of electric sockets along with tv and good free Wi-Fi. Breakfast which was served in the Arrandale had a good hot and cold selection of food and drinks. Great friendly staff. Would certainly book again on my next visit.

Location is really good. Room 105 has a sew view. Breakfast was good and certainly for gluten free options, Evening meals are no where near what they should be oir charge. Bought in supermarket pies and frozen veg is not what is needed or acceptable. - Overpriced and not good value. front of house staff good and freiendly especially Scott. Room sevice is absoluteley the problem here. Staff are not openly friendly. We put the the notice on the door for 3 nights out of 4 tp request room service. All they actually do is replace tea and coffee, empty bins, and replacwe towels if they are put in the shower. They DO NOT clean anything. No vacuuming, no toilets, not sink or showwer cleaning and no change of bed linning. We paid £9.50 extra per night for our dog - WHY, What for they offeredf nothing and cleaned nothing. We bought our own dog bed - no accidents and no issues. B reakfast times need to reflect early stgart times which they currently DO NOT

A very special visit for my family for various reasons . We booked the Arrandale and was presently surprised to be placed in to one of the apartments adjoining the hotel. We could of course use the facilities if required and we did for breakfast and nice it was too. Why did this suit us ? I wanted to visit the Isle for family reasons and research as well as visit areas that were of interest to us . Staying at the Arrandale gave us the option to come and go as we pleased as well as the ability to “just if we wanted” just have a take away in the eve after a long day ! As there was an option of just sitting quietly to use a large kitchen area and dining area and just chat away with no interruptions. The rooms were extremely cosy and the shower ! Hot and relaxing . Only wish the free view was stronger as very poor reception for an eve of TV when relaxing . Plenty of on road parking so not a problem for us as we has a car . Thank you team!
