Comfortable room , well equipped, other than really cheap and nasty toilet roll. Breakfast was a farce , waited 25 minutes for a table , none available before the breakfast service ended. Had to go out for breakfast at a cost of £32 for two, having a breakfast included was the reason I chose this hotel .

Stayed here for 3 nights for my wife’s birthday. Have been excited to stay at the Hyatt Place after seeing it being built in the city and having great experiences at other Hyatt properties. The hotel opened in early March and whilst being a new property and some teething problems to be expected, the overall stay was disappointing. My wife checked in whilst I was working in the city. Despite making a note of her birthday on the reservation, nothing was mentioned upon check-in. We had to move rooms. The first room, the air conditioning wasn’t working at all - and in fact was blowing air out at 26 degrees. Upon calling reception, the manger came to the room and confirmed the air con wasn’t working and swiftly moved us to another room. The second room had intermittent air conditioning. Having set a temperature of 16 degrees, we woke up in the night to find the temperature at 22.5 degrees. We reported this to reception the next morning and they sent an engineer to the room. By this time, the air con had started working again and the room was cool. Only to stop again later in the day. Another call to reception and the manager visited. He told us that the control units had a sensor in them which turned the AC off if no movement and were set very sensitively. Throughout the duration of our stay, the air keep turning off and the room got hot (there are no opening windows). The overall room decor is good and the room is comfortable. Breakfast at the hotel was mixed. On the Friday morning, the restaurant had low occupancy. There was very little cooked food available and what was there was cold. All ‘hot’ items are served in cast iron pots. They had heavy lids on, which made serving difficult - nowhere to place lid whilst getting food. Breakfast on Saturday was a lot busier. There was slightly more food and the lids had been removed from the pots. Hotel needs to keep up with the demand for hot items and replenish more regularly. Staff we encountered were friendly. A lot of them were very young and felt like the place was being run by teenagers. Ate in Zoom restaurant. Mediocre food and average price. Visited the rooftop bar/restaurant Azotea for drinks. The music was uncomfortably loud. Couldn’t hear hostess. Sat outside on balcony. Music still too loud outside. Drinks also expensive, so didn’t stay. Maid service was inconsistent. On second day, towels not changed (despite being on bathroom floor). Toilet roll not replenished - in fact the empty roll was left on the holder. Glasses (from bar) not removed from room. The hotel has the potential to be a good place to stay. It felt more like a ‘business’ hotel than a leisure hotel. Good price as property recently opened, but wouldn’t return as better options available in the city centre. I hope the hotel improves and is a success, but initial impressions were disappointing.

Arrived reasonably late in the evening to find friendly helpful reception staff but entering my room found that it had not been cleaned. Was offered an alternative, after an inspection from reception staff. Room eventually provided was clean and well presented. It had a fully fitted kitchenette which may suit someone staying for a long time who wants an apartment room. The room was not cleaned during the 3 nights i was there which i found very disappointing. All amenities in the room were catered for except as it was not cleaned there was no replacement coffee or milk. Breakfast was good with good choice but was still being laid out each morning when i arrived for stated start of service each day. I really didn't like the choice of the large le creuset pans that the hot food was served in - nice aesthetics, but not so practical. The cast iron pan lids especially were heavy (i think someone dropped one of them which smashed his plate) and there was nowhere to put them other then stretching on to the kitchen serving shelf - they should really change their serving dishes to be more user friendly or get lighter lids! I understand this hotel has only recently opened so may be teething issues that will be sorted with operation i would hope. I would book again but would expect change. Location was excellent, price was very competitive and it was remarkably quiet for the location. I have rated this 3 stars in the reassurance that i can increase this on my next stay and as this is a Hyatt (and just opened) i would have expected better, certainly not to walk into a dirty room on my first night!.

Just back from an overnight stay at Hyatt House Leeds, it's brand new just opened for 10 days. Perfectly placed for the city centre with lots of restaurants and bars within minutes walking. Check in was really easy, staff were really friendly and informed us where everything was and gave us a sheet of information. The room was huge with Kitchenette, lounge area with huge tv that spun round to the bedroom area, bathroom was a little small but the shower was a perfect size and worked brilliant. The only downside for us was breakfast service, it was chaotic to say the least. No member of staff showing you to a table but left to find your own table and when we did we had to clear it of the previous people's plates, mugs and cutlery, only one hot drinks machine working so the queue was really long and the machine kept running out of milk and instead of keeping bottles if milk handy the guy took the hopper to refill in the kitchen but with nowhere near enough and it ran out again after just a few drinks made! Hot food wasn't being cooked anywhere near quick enough for the amount of people waiting and that soon emptied again so the queue grew and grew! There wasn't anywhere enough staff to cope with demand and those that were working found it difficult to cope, pretty poor for an establishment with this much knowledge. Very poorly run in our opinion and this is definitely is making us think twice about saying again, our son has his own independent travel business and he's reluctant to visit after we told him. Shame really has the rest of the hotel is really nice.

We found the Hyatt Place online at a good rate with breakfast and as it was new and in the location we wanted we decided to try it, having stayed at the Malmaison previously. On arrival it’s a lovely entrance, with the restaurant just behind reception, very friendly staff at check in, our room was ready even though it was a few hours before the check in time. Our room (608) so we were old on check in, hadn’t been stayed in before with the hotel only opening a few weeks ago. It was nice, but it didn’t have the wow factor like Malmaison does. I would say the rooms are quite similar to a Premier Inn. Clean and fresh, but nothing special. The public areas of the hotel are really lovely, especially Azotea on the 12th floor with a lovely rooftop bar. Lots of colour around the public areas but the rooms are quite plain. Our shower leaked in the morning which we reported to reception. Breakfast was nice, a good variety of continental and hot breakfast. Our only gripe with breakfast was the coffee machine. Only one (there was a 2nd but this wasn’t on) and the queues for coffee were really long. Overall it’s a nice hotel, would we stay here again? Probably not. We would go for the Malmaison over this.

Excellent last minute stay, nothing to fault. My room was spacious and quiet, with an unfussy, contemporary design. Its plus points included a super comfy king size bed, work station, smart TV, hot drink facilities and mini-fridge. Located on Sovereign Square, the Hyatt is convenient for the train station, the business district and the bustling centre. The hotel had only very recently opened at the time of my stay but everything worked to plan, and staff were polite, enthusiastic and efficient. It’s a dual brand operation with a Hyatt House occupying the same building. I didn’t have breakfast but this is served in the ground floor, all day dining restaurant 'Zoom'. I ate instead in the 12th floor, South American restaurant ‘Azotea’, which is a buzzy, attractive, open plan space with terrific views. Staff were superb, but food mediocre. Given the appealing setting and great service, we would give Azotea another go in the hope of the kitchen finding its way with time. Would definitely stay again at the hotel.

Fantastic hotel, just what Leeds has needed, fresh, stylish, contemporary, clean and excellent staff. Loved the welcome message on the TV and loved the soft, cushiony towels. Choice of music was really relaxing and ambient. Great job! Would absolutely recommend.
