Melbourne. The room was compact but thoughtfully designed, with all the essentials you need—almost like a little apartment. The kitchenette was especially useful for us, as we had early starts each morning for a basketball competition. It made it easy to prepare breakfast and snacks before heading out. The laundry facilities were excellent and a real bonus. We were able to wash our sports clothes each day and have them ready for the next morning, which made our stay much more convenient. The only downside was parking, as it can be difficult to find. We were fortunate enough to get street parking, but it's something to keep in mind if you're driving. Overall, we'd happily stay here again. It's a comfortable, practical, and well-equipped hotel, especially for families or anyone travelling for sporting events.

After seeing so many glowing reviews on Xiaohongshu, my actual stay was a huge disappointment. First, let's talk about the environment. From my room, I could look straight into the building opposite, just a few meters away. I could clearly see into the rooms across the way, and the side of a dark building completely blocked out any natural light. There were only two spotlights in the room, making the whole place feel incredibly oppressive! Next, the hygiene. Out of the four pillows for the two beds, three had a strong, stale sweat smell, and one even had visible sweat stains. I was shocked – I’ve never encountered anything like this even in the cheapest hotels! Soon after lying down, I started itching all over and broke out in small red bumps, and I'm not even someone who's easily allergic! The trash can in the bathroom was covered in dust. To top it off, both the shower and sink were clogged! There was no phone in the room to call the front desk, so I immediately contacted Trip.com to arrange a checkout. Trip.com was very proactive in handling it; the front desk later called me, saying Trip.com had been calling her non-stop 😂. It really goes to show, you get what you pay for. I will absolutely never book this place again!

We had a pleasant stay at the Kinson - however, this is not a 5* hotel as it seems to claim to be on trip. It offered nice serviced apartments but lacked attention to detail on things like cleanliness. Little things like the sofa was below the TV (so you couldn’t sit and watch!), the aircon was weak so would be a struggle if it was warmer, the towel hanger in the shower was partially off the wall, the bathroom had sensor lights which turned off when in the shower. I think for the price it’s great value however don’t expect anything more than simple serviced apartments. In order for the hotel to move up to a higher status I’d suggest more amenities such as gym, pool, a restaurant, etc.. hallmarks of 4/5 star hotels. All in all I’d recommend due to it being good value for money.

Outstanding amenities and facilities made the stay incredibly comfortable. The full-size fridge was a standout, and the frequent room service was reliable and convenient. The room felt quiet and private, with excellent noise control and a lovely balcony that added to the overall atmosphere. The spacious studio layout, paired with a very comfy bed, made it easy to relax. I also really appreciated the ability for guests to use the washing machines at their own convenience — a thoughtful touch that made a big difference. Will definitely be choosing this hotel to stay again!

The first thing that comes to mind about this hotel is how incredibly good value for money it is! I never expected to find such a beautiful, stylish, and spacious room with a kitchen, just a 10-minute drive from the city center! I truly recommend this hotel to everyone! Thank you, Zakinson!

A lovely boutique hotel in a great location. Our room was large, spacious, and beautifully styled with modern décor. We especially appreciated the kitchenette (including a dishwasher) and the two balconies, which made the stay feel even more comfortable and airy. In terms of cleanliness, I’d rate it around 4/5. While the room was generally clean, some items are starting to look dated — for example, rust on the stainless steel racks. There were also a few maintenance issues, such as a fridge that wasn’t working properly and a chunk of plaster missing from one corner. With a bit of TLC and some updates, this hotel could easily move from good to fantastic. The staff were friendly and helpful throughout our stay, which we really appreciated. The location is excellent 10-15mins to the centre — trams are just a 2-minute walk away, and there’s a supermarket directly opposite the tram stop where you can also purchase a Myki travel card, making it very convenient to get around. Overall, a spacious and comfortable stay in a well-connected area, with just a few areas that could use some attention.

The night receptionists were great, with excellent service. The location is in Zone 2, and you can catch a ride right outside the corner, though for a group, taking an Uber to the city center might be more cost-effective. The hotel's design meant that none of the bathroom doors had locks. In our first room, the bathroom door was semi-transparent with a large gap on the side, making it uncomfortable and awkward since there were four of us sharing the room. After speaking with the staff, we were moved to another room with a solid wooden bathroom door, which was much better. However, the new room's lighting was very dim, and some power outlets were loose; even their own lamp would fall out. The small cooking light in the kitchen was also broken. The towel rack in the bathroom was attached to the ceiling, but the ceiling around it was cracked and looked like it was about to fall, which felt quite dangerous. One day, I requested room cleaning and left a note asking them not to make the bed, but the staff didn't even empty the bathroom trash; instead, they left a trash bag for me to change myself.... There were only two tissues left, and they weren't refilled. When I went down to the reception, the staff said they could only make a note to refill them tomorrow, as they didn't have any immediately available. There was no phone in the room, so I had to go to the front desk myself to find staff. Each shift only had one receptionist, so usually, I'd have to wait 10-15 minutes while they dealt with other guests, which was ridiculous. It's not that the staff are bad, but they are severely understaffed! Also, because there was a kitchen but no cooking utensils, when I asked the front desk, the receptionist had to personally bring a set up... they're clearly too busy!

I am so glad to have booked The Kinson for my stay. The staff were very helpful and amazing. Special mention to Alice who was extremely helpful and goes out of her way to assist guests! The rooms were large with a kitchenette and fully furnished which made my stay very comfortable. I was lucky to have parrots visiting my balcony every other day too. Tram stop right outside doorstep which conveniently took me to CBD.
