Outstanding B&B,the hosts Liz & Graham are warm and welcoming - nothing is too much trouble. Our room was spotless and cosy ,breakfast fabulous and location ideal for Windermere.Free parking an added bonus . We will return to this little gem.

Brook House, Ellerthwaite Road, Windermere continues to deliver an outstanding guest experience and hence why this is my 4th visit when on business in the Lake District. I’ve tried other B & B.s , but none deliver the high standards I’ve experienced and witnessed others have over the past 4 years. The welcome is warm and genuine immediately on arrival. No ask is too much trouble. A quiet location just 5 minutes walk from Windermere town, the rooms are well appointed, plenty of hot water, showers powerful, modern bathroom fittings, spotless bedrooms with exceedingly comfortable beds and pillows, with superb ventilation and heating ( as required) and tea/ coffee making facilities in each room. The breakfast room is similarly very well appointed with great choices and even allows evening use providing the supplied table covers and refuse disposal facilities are properly used by guests. Liz and Graham are the perfect hosts and however difficult my day has been they provide a quiet oasis of calm and comfort. I’ve witnessed the same experiences of all other guests.

We really enjoyed our stay. First of all we arrived late. Liz and Graham were there to greet us with a cup of tea! They are brilliant hosts. They gave us great recommendations of where to walk to and visit and also wonderful restaurants. We will definitely stay there again when we're in the Lake District. We had a lovely peaceful weekend at brook house, just what we needed to re charge our batteries. Liz and Graham were lovely hosts very friendly and liz is very knowledgeable about the area and nice walks nearby. Our room was spotlessly clean and breakfast perfect for the start of the day . Thank you for looking after us so well .

Fantastic guest house. So many lovely touches and the most lovely,friendly and helpful hosts in Liz and Graham. The rooms are spotless and ours had a fab shower. Parking is avaiable which is a huge bonus. Breakfast was great with lots of choice. Liz and Graham have thought of everything to make a stay comfortable, even open the breakfast room up on an evening to allow you to bring take away food in to eat in comfort. Also offered to let us bring bike indoors for safe keeping.Nothing was a trouble and I will definately stay again.

Wonderful hospitality from Liz and Graham. Spotless rooms, comfortable beds and a lovely breakfast. The location was great with many places to eat nearby. We were given great information from Liz and Graham about walks and places to dine etc. Would go back there to stay. Thank you Liz and Graham!

Brook House is really a lovely place to stay good location nice rooms, but it was Liz and Grams care and hospitality that made it special. The breakfasts were outstanding, Graham cooks the eggs to perfection They put a lot of care n thought into everything and made sure we were comfortable Liz is so helpful and friendly Graham kindly dropped us off at the station too … we’ll definitely be back
