I state that the potential of the place is really very high. The estate is very large and surrounded by mountains, one breathes peace. The beautiful place is unfortunately poorly valued, and above all it is really badly maintained. I begin by pointing out that the dirt road that connects the farmhouse to Assisi and to the other secondary roads is ruined and very dangerous. A car that is not off-road is out of place, especially if you venture out in the rain. It is absolutely the worst road I've ever done (and I've seen some mountain roads). We therefore arrived very tired, due to the strong concentration that driving in that circumstance required, and also very frightened. I specify that the road taken was via di val topina, absolutely indecent, but also the other alternative road, recommended by them (and tried by us the following day) was absolutely not much better. However, once we arrived at the hotel and checked in, we took the room: the bed was completely broken, the bathtub laminated with age-old limestone, there were cobwebs on the ceilings, the bathroom drain emitted very loud noises at regular intervals. We then took a tour of the estate, and apart from the breathtaking view, the general state of the estate was quite old (rusty chairs, uneven and therefore dangerous playing fields, golf course unusable because it was old). Clearly, since it is not feasible for me to take the car and drive on the road in those conditions at night, there is no alternative to the estate restaurant. However, we didn't try it because the bad road conditions had closed our stomachs. In the morning we tried the breakfast, very varied. However, it didn't stand out for its quality, all the sweets had the same taste, I didn't appreciate anything in particular, and therefore I preferred to opt for the classic bread and jam. I conclude with 2 stars, because there is so much to improve, especially for the price we paid. I would not recommend it.
