An enchanting location that can be reached along a mountain road that is perhaps not easy to travel for many, but which pays off abundantly when you reach the destination where there is a beautiful hotel surrounded by greenery that offers all the comforts, run by professional and kind staff The structure also offers outbuildings which can be reached along dirt roads, therefore it is necessary to have suitable cars. The latter type of accommodation, while still offering excellent services, which guarantee a comfortable stay, allows you to relive the spell of living in a farmhouse immersed in the woods. I have been going to this establishment for years during the Christmas period and every time I have to go home, I promise myself to come back to enjoy this fairytale atmosphere once again. We were guests of the structure for 3 days during the Immaculate Conception holiday. We chose the structure because it is among the various options in the gift box catalogue. Starting from Assisi, the structure is about twenty minutes away, the first 15/18 minutes are very quiet despite the road being in the mountains and therefore without any houses or other points of reference. We were blown away by the beauty of the autumn landscape. The last 2 minutes to reach the structure are a bit difficult to cover… but not impossible. The road is not easy, unpaved and with some potholes, but if you proceed with caution you can make it without problems. The property is in the middle of nature, has a green expanse and a breathtaking view. The structure is ancient but very characteristic. The lit fireplace, the soft lights, the stone stairs, the upholstered armchairs (old style) make the environment welcoming and rustic. The hotel restaurant is exceptional, with a fireplace in the room and music in the background. The very kind, respectful staff conveys tranquility and serenity. The room is very warm, welcoming and very large. A perfect romantic getaway.

I state that the potential of the place is really very high. The estate is very large and surrounded by mountains, one breathes peace. The beautiful place is unfortunately poorly valued, and above all it is really badly maintained. I begin by pointing out that the dirt road that connects the farmhouse to Assisi and to the other secondary roads is ruined and very dangerous. A car that is not off-road is out of place, especially if you venture out in the rain. It is absolutely the worst road I've ever done (and I've seen some mountain roads). We therefore arrived very tired, due to the strong concentration that driving in that circumstance required, and also very frightened. I specify that the road taken was via di val topina, absolutely indecent, but also the other alternative road, recommended by them (and tried by us the following day) was absolutely not much better. However, once we arrived at the hotel and checked in, we took the room: the bed was completely broken, the bathtub laminated with age-old limestone, there were cobwebs on the ceilings, the bathroom drain emitted very loud noises at regular intervals. We then took a tour of the estate, and apart from the breathtaking view, the general state of the estate was quite old (rusty chairs, uneven and therefore dangerous playing fields, golf course unusable because it was old). Clearly, since it is not feasible for me to take the car and drive on the road in those conditions at night, there is no alternative to the estate restaurant. However, we didn't try it because the bad road conditions had closed our stomachs. In the morning we tried the breakfast, very varied. However, it didn't stand out for its quality, all the sweets had the same taste, I didn't appreciate anything in particular, and therefore I preferred to opt for the classic bread and jam. I conclude with 2 stars, because there is so much to improve, especially for the price we paid. I would not recommend it.

After several years my wife and I returned to this place which saw us newly weds for 5 wonderful days. Once again the experience was wonderful. The place is fabulous and surrounded by greenery. The staff, starting from the magical and histrionic dining room manager Simone and his collaborators who take care of you from breakfast to dinner, to the chef Denis with his passion, to the reception girls with their availability and kindness, have satisfied every request and solved every problem. The rooms are clean and hospitable. In short, a place to recommend and where to return as soon as possible.

Our experience is absolutely positive, it is a special place, the small extra inconveniences to reach it are absolutely well invested, already in the stretch between Assisi and the hotel you can perceive an extremely vital nature, the well-kept accommodation, accompanied by courtesy and professionalism of the staff, combined with a textbook breakfast, make it an excellent structure, we will definitely be back.
