Recently stay as a large group and sad to say I’d not recommend this hotel at all. Ascetically it looks amazing set in the New Forest with ponies roaming through the grounds. It’s close to everything you’d need and it’s very quiet. This is where the good ends and the ugly starts. The flooring has seen much better days and is very grotty and really needs replacing. There is a distinctive knocking (although very low) coming from the radiators (several people heard it too) I understand this is an old building an these things are to be expected but it was never ending! Hot water! There was non at all so had to wash in cool water which really wasn’t good enough. We’d mentioned it to the front desk and was told someone would look at it. That night still no hot water. Once again mentioned it to the receptionist and was told sorry there isn’t much we can do but it’s been looked at and it’s fine to have a quick shower in and it’s warm enough (exact words) sadly this wasn’t good enough. No other explanation and that was it. The worse of all I noticed a black spotting on the pillow case. Not sure what this was but can only guess. Sadly this once beautiful building is in dire need for a revamp and most definitely a good clean dirty plugs windows full of grime and cobwebs even more so at the huge price tag it commands. There are so many places that offer better.

Dangerous, dilapidated & dreadfully disrespectful. Do not risk your time here under any circumstances!! Bottom line: we paid nearly £100 to be put in a mouldy, unclean room, treated with contempt from staff & locked out of the building due to insufficient communication and appalling daily procedures. I came here for a 1 night stay with my sister which she had booked as a birthday present for me. The building itself looks picturesque from the outside, in an idyllic location. Upon check in we were advised by the sole receptionist that ‘the front door is locked between 22:00-11:00, from here you’ll need a code to enter.’ We were given a key card and that was it. We found our room after following a dirty stained carpet down to the end of the corridor in an almost abandoned corner of the building. Subpar would be a compliment to say the least. There were still stains on the bath tiles from a previous guest, hair in the bath, mould in the corners and black mould in the corner of the bedroom itself. We were too hungry to address this and decided to rise above it, leaving the room to go discover the local area. After a wonderful pub meal at The Queen’s Head which we would highly recommend, we took a short walk around the area enjoying the herds of deer as the sun was setting. We decided to enjoy the rest of the night in the hotel, watching a film on my Mac. Having arrived back to the hotel at approximately 10:40, we found the front door to be locked. We tried using the key pad to enter the code, however this was a futile attempt as the electronic pad would not show the number pad properly. Trying as best we could, nothing worked. There was no emergency number to call, no doorbell to ring, no back up procedure in place at all. We tried calling reception, the non-emergency police line, knocking on windows, looking for an open one to climb through and eventually even emergency services as we were on the verge of experiencing panic attacks which can be dangerous together with my asthma. As two neurodivergent young women, this was an appalling, frightening & utterly, unacceptably vulnerable position to be left in. The police didn’t answer and we were eventually transferred to another line where the police told us this was not a police matter- though sympathised with our position & tried calling the hotel line too. She had managed to connect with another hotel in the area who tried to contact the staff member on site at the hotel who should have been on call, but again to no avail as she did not respond. By chance, we managed to gain access when the staff member on site in question came outside to visit what we assume to be her partner coming for a late night visit. By this time, we were cold, stressed & upset having been outside for nearly an hour. She was quite rude to us and said that we could complain in the morning because no one was working. She did not even apologise, nor seem genuine in her response to our upset. Upon check out, we discusse

Beautiful location, great friendly staff, comfortable beds. Sadly the hotel was run down with dirty communal areas. They have been trying to sell the hotel for a long time so it appears there is little interest in keeping it in good condition. This is all completely understandable but it should be made clear when booking & also reflected more in the price. There is also no excuse for such a poor limited continental breakfast. The lack of interest is very apparent. Full marks though to such a fantastic helpful team, they really couldn’t do enough, thank you

Nice warm welcome from James and Vicki,reception area and lounge area clean and tidy.We were aware before we came that there was no restaurant or bar facilities and continental breakfast only but no problem as village with pubs and cafes only 5 minutes away. Our room at the top was a bit dated,but spacious, very comfortable bed and good towels etc,bathroom was good,no plumbing or hot water issues. The grounds were lovely with a large seating area with comfortable seating and tables Excellent base for exploring the New forest and surrounding areas, we enjoyed Mudeford beach, brilliant for sandy beaches,swimming and also very dog friendly. The hotel does need updating but for the price,location and friendliness of staff you would have to be a right miserable git to complain to much,although I was bitterly disappointed there was no helicopter pad.

Lovely location. Staff were freindly and helpfull. Towels didnt need changing as much as they were. Breakfast was nice but would have been nice to have full breakfast option and info about breakfast times in room

Some areas of the hotel need a bit of a facelift, but the reception staff were friendly, our room was large and clean and we had a pretty view. We didnt have breakfast. To the hotel management: With some TLC this could be a destination hotel. You are also very lucky you have such nice, cheerful staff, it makes a real difference.

A delightful venue, where we were well looked after and perfect for a relaxing family trip with our dog. The staff were very accommodating, and patient with our dog who had a few barky moments! The beautiful garden was perfect to exercise our son and the dog, which was also ideal, and contributed to a restful sleep in an amazing bed. Only gripe was the shower, bit of a krypton factor scenario to get it to work properly, and the pressure was still poor. Otherwise lovely place, in a perfect location for a walk to Burley, or drive to wider New Forest locations.

So sad, to see such a beautiful building in such a beautiful location in this state, the room was dirty, the breakfast was appalling, the curtains were hanging off the rail in the dining room and we had no nets on our bedroom window which looked straight onto the road, the whole interior was your worst nightmare. The only two members of staff we saw were polite. We couldn’t wait to get out and went and had breakfast down in the village, which was lovely. I have no idea where they got the photos from which are promoting this hotel on the website, but this is a huge misrepresentation of the hotel. The fact that they charge such an amount for all of this, is a disgrace. It is sad, this my family put together to send my husband and myself there to celebrate my 70th birthday, and more people will have the same experience. I would love to think that the management read these reviews and acted on them.
