Stayed here because it’s so close to the bus station- it’s like a 2 minute walk to get there, super convenient for catching my bus in the am. It was quiet, a great price for a room all to yourself. Felt like everything was pretty clean- the shower looked a bit weathered but I didn’t mind. Is equipped with a mini fridge, I wish it had a microwave as well. Maybe there was one in the lobby, I didn’t check. Would stay again- the area around it looked nice as well saw a many good restaurants along the way while walking towards the square.
It is located in a quiet alley lined with luxurious restaurants and cafes, avoiding the busy streets of Chiang Mai. If you walk slowly in the evening, you can quickly reach the night market, and the riverside is close, so it was great for a walk at night.
The rooms are quite spacious and there is also a small but terrace. I especially liked the shower facility. Breakfast is a choice of 4 options (fruit, American, fried rice, stew) and it was nice and clean. I think it would be a good option if you plan to stay in Chiang Mai for a long time.
Oh, one thing that is disappointing is that there is a convenience store about 10 minutes away across the river, and there is no separate laundry room for long-term travelers.
The accommodation is beautiful, new, clean, and very convenient. You can walk straight to the hotel after getting off the car.

The room is not very big, just right. When you open the door, you can smell the clean sheets. Personal service is okay. There is no hair dryer or hot water kettle. It is easy to find food around the area. There are many delicious restaurants. It takes only 15 minutes to walk to the bus station, Arcade 2, 3.
We thoroughly enjoyed our stay at this hotel, thanks to its Lanna-style decor, which gave us a wonderful taste of Thai culture.
The hotel's parking was spacious and very convenient for getting in and out.
The breakfast was exquisite. My child wasn't feeling well on the first day, and after informing the staff, they specially prepared a bowl of plain congee for him, which we really appreciated.
We stayed in a pool view room. It was lovely to sit outside and enjoy the quiet time, and we even had a few visits from a neighborhood cat! Our family had a fantastic time swimming in the pool; it was very relaxing and enjoyable.
When we were checking out, I needed to call the car rental company, but I realized my phone, which was supposed to have a certain amount of talk time, wasn't working. I told the front desk staff, and she kindly used her own phone to make the call for me. I'm very grateful for her help.
We will definitely choose this hotel again next time we visit Chiang Mai!
Baan Sabai Guesthouse offers accommodations in Chiang Mai, a 5-minute walk from Chiang Mai Bus Station and 2.1 miles from Tha Pae Gate. With a terrace, the 2-star guest house has air-conditioned rooms with free Wifi, each with a private bathroom. Rooms have a flat-screen TV with cable channels.
At the guest house, units include a balcony. At the guest house, units have bed linen and towels.

Our recent stay at this hotel was strictly functional. If you're looking for a place to crash for just one night near the bus station, this might work. However, don't expect any comfort or extra amenities.
The room's biggest selling point is its location - literally a stone's throw from the bus station. This means you can literally roll out of bed and catch your early morning coach without any hassle.
But be prepared for some challenges. No elevator means struggling with luggage if you're not on the ground floor. The bathroom was poorly lit, with a weak light that made it difficult to see wet floors - a potential slip hazard. We also noticed missing toilet paper upon arrival, which required an immediate trip to the front desk.
The room itself felt neglected. Torn towels, a worn-out blanket, and extremely uncomfortable pillows suggested minimal upkeep. A persistent food odor lingered throughout our stay, and the Wi-Fi was frustratingly limited, allowing only three device connections.
Bottom line: This hotel is a no-frills, bare-minimum option suitable only for a single night's stay when you're traveling through and need something close to the bus station. For anything more than a quick stopover, I'd recommend looking elsewhere.
I have been here 1 time 2 nights. The room was clean and very quiet with 4 people in the room. The toilet in on second floor, my room is on third floor. All is fine and very safe, get in by keycard from main gate to inside and then use the keycard again for go up to the room. Recommend
By and large, It's a nice place for a short stay, but they charge a 200 deposit (it was not written on this app about it).
There is also a leaking from the toilet bowl, the shower isn't that good and they didn't offer slippers as an amenity.
There are three sources of light coming from outside, a window, a door and a different type of window beside the main door. But only the first one has curtains... It means that during the day it will be almost full of light inside the bedroom and it is bad for people like me... I work during the night and sleep during the day.
- Book with a trip to save a lot. The next round must definitely be a trip 1.
- All the staff are lovely, good service, attentive 1
- There is a pool for the dog to swim.
- Cute cafe 1

Great
GGuest UserI rarely write reviews for hotels, but I must write this one. Very good hotel, warm service. The service staff will think of small details. My daughter stayed in bed in the morning, and the breakfast manager prepared a takeaway box to help us prepare breakfast for her to take back. All questions about the itinerary were answered. We encountered the largest flood in history in Chiang Mai, and all the itineraries were disrupted. The hotel was in the worst-hit area, and they considered us from beginning to end and did their best to arrange it. We took a small boat, and four hotel waiters, including a deputy manager, pushed the boat in the chest-deep water. It took an hour to reach the land. The hotel arranged other hotels to get us out of trouble. Thank you very much. A memorable hotel!
有有雨的云Breakfast is ok, for my own reason, I rarely eat breakfast. It's just not so accustomed to no bed, it's like a mattress sleeping on the floor. The last thing I like is that the curtains are only white window sand, very light, wake up at 7 o'clock, and bright at noon, I really can't sleep. There are some minor misunderstandings with the customer service, but it is solved. The location really has some effect areas, and sometimes it is not easy to find a taxi.
傑傑克這真是太神奇了The main thing is that the location is located next to Acarde Terminal. If you want to go to other counties and cities such as Sukhota, Chianrai, Mae Hong Son, and Pai County, C Trip has the only option to choose from. Otherwise, you have to use other apps to book. There is air conditioning, a little tidying up, no refrigerator, kettle, elevator, a deposit of 200, the counter staff can only communicate in Thai using a translation app, the faucet leaks~
For bus transfer, this is the only place on Ctrip⋯
SSATOWe decided to stay near the bus station terminal 3, as we were only going to be in Chiangmai for 3 days. It is a 3 km walk from the hotel to Chinatown. For first-time visitors, it is a great way to explore the city, as there are interesting things to see along the way.
People at the reception are very attentive and helpful.
The bathroom needs to be cleaned better
