The rooms are clean, but the common areas not so. This building is falling apart, toilet seat not connected to the toilet. Vanity glued together and painted over to look superficially ok. Cracks in the walls and gyprock needing patching. Room door lock not secure. Cracked and damaged foyer. Car parking grotty. Staff were smiling and pleasant to deal with but not really sure of how to do things.

Staff where friendly and room was nice and clean, the parking is also very convenient. Unfortunately tho we had someone right above our room on the roof for quite some time making noise, it wasn't until i called reception at 10pm asking how much longer they will be above us as its very noisy that they packed up ( apparently trying to fix a air con). Im not sure who thinks its a good idea to be on the roof at that time of night is a good idea.

It was disappointing to have tradesman working from early in the morning while I was trying to sleep. Otherwise this is a lovely place to stay with friendly and helpful staff.

Parking area needs proper signge to state that it is guest parking through gate. Room reaked like nicotine smoke - came out of AC and appeared to just be in the carpet and walls. Walls appeared to have water damage. Staff smoking right outside guest enrence (this is actually illegal this course to public buildings) and is a bad look for business. It is in a good location, close to lygon st and the zoo and was a decent price. Didn't use pool or gym so cannot comment on those.

Fridge was mouldy and there was a hole in the wall in my room. When I asked to have the fridge cleaned I was moved to another room. The new room had a power board poking through the wall as a powerpoint, not sure this is safe?
Advertised bar and restaurant are nothing like website pictures
Over all, old tired and in desperate need of renovation.

Located in nice area Royal Parade Melbourne. Only 100 meter from tram stop no 19, Ievers St. Nearby place is Melbourne Zoo and Univ of Melbourne. Opposite of Carlton Footie Club. Nice park at the opposite as well. Gym facilities not like in the photo
