I have stayed at this hotel before, and it has always been very good. Reception friendly and efficient, and breakfast was good. The shower in my room does need a bit of work as some of the tiles were missing and there were some tiles that needed cleaning.
You can't beat the location just a little over a block from the Spanish Steps and some really good restaurants.
This was a family trip and we had 3 rooms

I was extremely disappointed with this hotel. The hotel is completely outdated, the room was very dirty. Aside from the fact that the room was very outdated and the decor was old and dark. The room I stayed in was extremely dirty! The walls had stains on it, the mattress was a hard cardboard, the bathroom tiles were grimy and the bathroom ceiling near the shower had mold. I paid $900 a night (taxes included) for this hotel… I was expecting for the rooms to at least be clean and fresh. It was completely overpriced for what it is and was a total waste of money!
The only upside was the location and the friendly staff.

This hotel was in a great location. In the heart of Rome so walkable to Trevor Fountain (10 minutes), Spanish Steps (7 minutes), shopping galore. It’s located on a small quiet street across from Miu Miu & Chanel, Gucci just around the corner. Also, banks, restaurants (Dilla Restaurant-highly recommend) all around so the location is perfect. The hotel, however, is so very old and dirty. I stayed in the triple room (double bed & 1 twin bed downstairs with the bathroom) & the last night was $650 Euro which was exorbitant for a tiny room with no light. It was dingy & musty and the bathroom was horrible (moldy). I love the staff who was very friendly & helpful but the hotel was terrible. So, if you stay there, bring a candle to mask the smell. Don’t say you were NOT warned.

The location is wonderful! It is on a quiet and very beautiful street. the room is very small but I saw that there are bigger rooms. It's very clean but I saw some moths on the floor of the room.
