The Hideaway is just minutes from downtown nightlife, breweries, restaurants, and venues making it ideal for smaller groups of 2-4 who want to be close to the Downtown, the Old City, and University of TN. Welcome to Knoxville! *Noise Advisory* Please note that this property is located near an active event space, train tracks, and interstate. While many guests enjoy peaceful stays, occasional noise may occur, especially on weekends. We recommend this property for guests who are comfortable with the possibility of external noise during their stay. Sound machines are provided, but lighter sleepers should consider bringing ear plugs. Unit D is a 1st floor 1-bedroom apartment with a Queen Bed, living room, and bathroom. Artwork and decor inspired by our amazing City of Knoxville and the Great Smoky Mountains National Park! Amenities include: ✧ Kitchen ✧ Hi-Speed Internet ✧ Smart TV ✧ Air Mattress ✧ Access to Washer/Dryer in common laundry room DISCLAIMER. BE ADVISED. 1) This is near the downtown area of Knoxville and near railroad tracks, so there may be some noise during your stay. 2) Due to proximity to downtown there is a possibility you will see some homeless activity in the neighborhood or street near the property. 3) This apartment sits on a concrete slab foundation and the flooring is showing signs of wear and tear. 4) East TN has different species of bugs that are active throughout the year that attempt to get into the apartment. We treat the property quarterly for pests and spot treat as needed, but due to parts of the apartment sitting below the ground and the age of the home (100 years old), guests may encounter a bug during their stay. This is not an issue for the majority of guests. Guests unit entry will be in the tan building on the backside of the unit away from the road. They will have keyless entry access to the unit, as well as free parking for 1 Vehicle in the shared parking lot. Free Street parking is also available. Professional Management is provided by Halo Hospitality. We are available for all your need Monday-Friday 9:00am-5:00pm, and for after hour & weekend emergencies. Today, the vibrant neighborhood has become once again wildly popular as a choice place to live for its proximity to downtown, as well as the development of Coffeeshops, breweries, and restaurants that are within walking distance from the neighborhood. Access to the home is easily accessible from I-40, with the Hall of Fame Drive Exit just 0.2 miles away. The Pet Fee will be requested after booking via the resolution center, and is paid separately from the reservation. 7) Damage Policy: Any damage caused during your stay will incur repair costs plus a labor charge. A Wear & Tear fee up will be applied for any rule violations related to pets, smoking, or parties. 8) Checkout: Before checking out, please place trash in trash cans, start the dishwasher with used dishes, and begin a wash cycle for used towels. Security: Ensure all doors and windows are securely locked when not present. 9) Age: Guests must be 25 years or older to make a reservation. CANCELLATIONS Please note, exceptions due to illness, weather conditions, or other unforeseen circumstances are not covered unless stated otherwise. Guests are encouraged to purchase travel insurance at the time of booking to cover unforeseen events.EARLY CHECK-IN'S & LATE CHECKOUT REQUESTS 1) Early Check-ins: We are unable to guarantee an early check-in will be possible in advance due to cleaning scheduling. We do have a late checkout fee.POLICY VIOLATIONS 1) Late check-out without prior approval will be charged per hour. REPORTING ISSUES Please report any issues within 2 hours of check-in to allow us the opportunity to resolve them promptly. We will contact you directly for any disturbances, prior to reporting any nuisances to local authorities. 6) Pets: We love our Pets! but they are not allowed in most units, ensuring a clean and allergen-free space for all guests. a.If the property is labeled as “Pet-friendly”, pet’s are allowed at the expense of $50/night, up to $250. The Pet Fee will be requested after booking via the resolution center, and is paid separately from the reservation. 7) Damage Policy: Any damage caused during your stay will incur repair costs plus a labor charge. A Wear & Tear fee up to $500 per occurrence will be applied for any rule violations related to pets, smoking, or parties. 8) Checkout: Before checking out, please place trash in trash cans, start the dishwasher with used dishes, and begin a wash cycle for used towels. Security: Ensure all doors and windows are securely locked when not present. 9) Age: Guests must be 25 years or older to make a reservation. CANCELLATIONS Please note, exceptions due to illness, weather conditions, or other unforeseen circumstances are not covered unless stated otherwise. Guests are encouraged to purchase travel insurance at the time of booking to cover unforeseen events.EARLY CHECK-IN'S & LATE CHECKOUT REQUESTS 1) Early Check-ins: We are unable to guarantee an early check-in will be possible in advance due to cleaning scheduling. However, on the day of your check-in we will notify you as soon as the property is available & there is no fee for an early check-in. Early check-in requests will be submitted to our team, but please do not expect a response until the day of check-in. 2) Late Checkouts: Are available on a case-by-case basis, depending on the property and cleaning schedule. Requests should be made at least 12 hours in advance of your check-out, and are subject to approval of our cleaning team, which may not be able to respond until the morning of your scheduled departure. We do have a late checkout fee of $25/hr. This fee is paid through the Resolution Center. POLICY VIOLATIONS 1) Late check-out without prior approval will be charged at $50 per hour. We may remove occupants and their belongings from the property if unresponsive, or uncooperative. 2) Excessive Cleaning will be charged at $50 per hour. We will provide proper documentation and photo evidence of excessive cleaning required. This will be applied towards unexpected cleanup of spills, stains, bodily fluids, biohazardous materials, odor remediation, etc. 3) Damaged/Missing items will be charged at the replacement cost + Labor. We will provide proper documentation and photo evidence of any Damages or Missing Items. REPORTING ISSUES Please report any issues within 2 hours of check-in to allow us the opportunity to resolve them promptly. Non-urgent issues reported after 9:00 PM will be addressed the following day. We may not be able to resolve, or provide a resolution, to issues that are not reported in a timely manner, lack sufficient documentation, or do not provide us with enough time to respond effectively during your stay. We are here to help! LOST & FOUND Please ensure you have all your belongings before departure. Items left may be held up to one week at our local office for pickup, or can be shipped back at a minimum fee of $50. We are not responsible for locating left items. By booking your stay with us, you agree to these terms, ensuring a safe and responsible visit.
