This is a great stay in a perfect location with great views and beaches and walks nearby. Highly recommend this. A very comfy place where they make you feel some where special. Restaurants nearby, the handbook of the hotel is also wonderful. Absolutely loved and would definitely come back. Thanks so much.
Courteous customer service, perfect location ( next by the lake & Polynesian Hot Pool ) and you can enjoy a lovely morning walk then go to have fun in the pool, remarkable checking in processes ( being so helpful ), room is very clean. So relaxing you ever expected!
We were happily surprised with the location, the staff were very professional, helpful and polite. The amenities above our expectations. Our room spacious and the other room we visited showed ours not a one off.

Room was big and spacious, slightly dated decor. Great location central and easy to get around. Gym was good but air con not strong. Fire alarm woke us at 2am where everyone evacuated for an hour. Not the hotel's fault but signs were not clear where the fire exits were. The entry from car park is ground floor so could be quite noisy if you had a room on that level.

Only the room Temperature is hot. And the air conditioner not cooling well when we spoke with staff they offered a Fan and that not enough during a summer time

Not great considering the cost to stay. We had to wait 10 minutes for someone to turn up at the reception, and then we had to ask twice for assistance to check in.
Little to no hot water (tepid would be accurate) meant we had to walk out of the complex (with towels and toiletries) and down the main street and back into another room at the other end of the complex to take showers - both nights! Not at all pleasant as it was quite cold and very inconvenient.
And the spa didn’t work and was out of operation. Probably due to no hot water.
No lift meant lugging suitcases up a lot of stairs and no one to help.
Certainly wasn’t a great place to stay. Think we could have stayed somewhere better at half the price and less trouble.
The resort is located on the shores of Lake Rotorua, and the lake views here are refreshing. In the early morning, you can enjoy the mist rising from the lake, and at dusk, the afterglow of the setting sun reflects on the water, and the scenery is breathtaking. This natural environment adds a lot of poetry to the entire stay experience.

GGuest UserThey have great customer service. Are very polite and easy to talk to. The only two sad things was that I asked for our room to be cleaned while I took the kids out in the morning around 8. But when I arrived back in the afternoon around 4pm, it was not yet cleaned. Also the shower head was very hard to use. Maybe it has some plugging issues. The water comes out outwards, not focused in the middle.

Rreturn visitorOutward appearance is good, but on closer Inspection it is shabby, once was high class accommodation but now cushions and curtains dirty. Unidentified scraps on bed linen and bathroom had very visible mould. The bath is a great size with headrest, heated floor and good water pressure. Our room had a great view of the lake, but people walking past windows, no real privacy. Good size room interesting room layout.

LLyn KhooWe had a comfortable and enjoyable stay at this hotel. The room was clean, spacious, and well-appointed with everything we needed for a short stay.
One thing that would have made the stay even better is if the room had included a washing machine. While laundry facilities were available on-site, having a washing machine in the room would have been much more convenient, especially for longer stays or for those traveling light.
Overall, a great place to stay — clean, comfortable, and in a good location. With in-room laundry, it would be close to perfect.

GGuest UserThe hotel was located right next to the Polynesian Spa and a long walking/biking path around the geothermal area. It's also near restaurants and a grocery store for lots of food options. The room was clean and comfortable, but due to our location on the first floor near the parking lot and major walkway, we heard everyone coming and going. If you're a light sleeper, request an upper floor room, and hopefully you won't hear people in the hallway/parking lot/walkway like we did. Also, I have to be honest, the sulphur smell was so strong at times I was gagging and it woke me up from a dead sleep. Knowing it will smell and experiencing it are two different things! Mostly for this reason, I wouldn't stay here again.
AAxellyOur stay at the Black Swan Hotel was truly amazing. Originally, we were booked at the Hana Lodge, but due to renovations, we were moved to their sister property in the heart of Rotorua. Despite the change, we were pleasantly surprised by the excellent service.
The room amenities were incredible. We had a free mini bar that was replenished daily, a large, comfortable bed, and breathtaking views of the lakes. The room was exceptionally clean, and all the staff members were incredibly helpful and courteous.
The breakfast served from 7 am was delicious! I highly recommend this hotel to anyone travelling to Rotorua.
