We had a lovely stay at Balgownie Estate. The room was spacious, very clean, and comfortable, with a relaxing balcony that offered a beautiful view of the stars at night. It really added a special touch to the stay.
The breakfast buffet was generally okay, a decent selection to start the day, though not particularly outstanding.
Overall, it’s a peaceful retreat in a great location, perfect for unwinding and enjoying the beauty of the Yarra Valley.

The property is clean, tidy and spacious with full kitchen facilities, however it is fairly dated. Check in was pretty straightforward but they do tack on fees where they can such as for early check ins whereas most hotels that I’ve stayed in are more lenient and will provide early check in if there’s something available. However, I did get a free upgrade to a two bedroom suite which was very lovely of them. Overall positive experience. Unfortunately I didn’t get the chance to use the facilities though, but I do know they have a pool, gym and spa available.

It's quite a long walk from Southern Cross Station, and some of the paths are narrow, making it difficult to pull luggage. The front desk is on the second floor, and self-check-in is available. Since I arrived early and wanted to check in sooner, I paid an extra $25 per night to upgrade to a queen room with a desk. The deposit was $100. The room facilities were complete, though the shower head in the bathroom was fixed overhead and only allowed for direction adjustment. There were plenty of TV channels, including Phoenix TV for Chinese viewers. The staff on the ground floor were very friendly.

Room was clean and comfortable. Pleased that our room and bed sizes got upgraded as there was one available. Staff were friendly and helpful. Location is great and very close to the station, restaurants and shopping mall.
Little gym has the essentials for fitness which I was able to make use of. Only complaint was the buffet breakfast - very average if not poor quality. Fruit salad didn’t look fresh, hash browns looked over cooked and dry. Most food seemed as it had simply been taken out of packets or the fridge and served straight away, with no preparation behind it.
However for what was paid, we did get our money’s worth.
I have 2 issues one is the check in and check out time 10 am check out is too early if check in is after 2pm . I wanted to purchase breakfast add on but was told not possible at food checkout even though they had terminal, had to go to reception to do , however reception said they could do at breakfast bar which I just came from !
Second at reception I informed them that my room would not be vacant rd until breakfast was consumed at 10.30 , no problems but upon returning to room it had been serviced at some of my belongings removed!! What the !!

Location: Just a few hundred meters from Southern Cross, with convenient stores, restaurants, and tram stops nearby. Transportation is very accessible.
Room: Spacious, clean, and comfortable.
Service: Below even the most basic guesthouses. Some of their policies are unbelievable for a hotel apartment in 2026. They seem dedicated to turning essential services into paid items. Unless you have no other choice, I don't recommend it. 1. The front desk isn't 24-hour. Don't book here if you arrive after 8 PM local time, as there's an extra service charge. 2. If you forget your key and need someone to let you into the apartment, there's an extra service charge. 3. If everything goes smoothly during check-in, you're a customer. If there's a problem, they act like they're royalty. A normal response would be to help solve the issue, but they seemed annoyed that it was delaying their shift, and their attitude was terrible.
Amenities: Kitchenware, refrigerator, washing machine – everything you need. Just remember to bring your own toothbrush, toothpaste, and slippers.

The hotel is centrally located, making it convenient for both dining and getting around. There's a free tram service within the loop line. We stayed in a comfortable two-bedroom apartment with a living room, and it came fully equipped with a refrigerator, cabinets, stove, and dishes. The only downside was the lack of an in-room washing machine, and the communal laundry machines were often in use.

The hotel's location is excellent, right next to the town hall, making it easy to walk to anywhere in the city center. Although it's a 3-star hotel in an old building, the facilities are very new, the bed is soft, and there's a mini-fridge. The only downside is that the internet can be a bit slow when there are a lot of people, but that doesn't affect my overall rating!

I arrived at late check-in time on 2/11 Sunday and Mildua Inlander's staff was after office hour so I contacted to staff for room check-in by phone call, Staff are so helpful to help me to collect the room key and required admin work. However, due to the resort's layout and my room location(my room is ROOM 90), the circulation of the hotel is not poor, poor room ordering(it is not by 101 for on 1/F like typical hotel, it is using 1-50 for G/F, 51-100 for level 1; if 101-110 for block 1, 121-129 for block 2, 131-139 for block 3, 141-150 for block 4 would be better), no coherent corridor at the end, not much signage and map/easy to miss, no Lift or easy ramp for level 1. so, it is hard to find my room and poor experience before entry the room.
Room is good for me. One thing is: can consider to have openable window after the mosquito net on the balcony sliding door if I don't want to turn on the air-conditioner.

GGuest UserI spent a long time choosing this hotel on the platform before my trip to Melbourne. The listing mentioned it was a new opening in December 2025, and the location looked fantastic – right next to Queen Victoria Market with tram stops just downstairs, making it super easy to get to all the attractions.
I was in Room 506. However, after checking in, I noticed two lights in the room weren't working, as shown in the picture. Since there's no main ceiling light, my friend and I had to rely on just one corridor light, three small desk lamps, and natural light from the window to get around the room. This made putting on makeup really inconvenient. The bathroom lighting was also quite warm-toned, and it felt a bit cramped with both of us trying to get ready in there.
The bedding was clean, which was good. But, we found leftover paper scraps from the previous guest in the rubbish bin, and there was even some product packaging left in the storage cabinet near the entrance.
The hotel appears to be a renovation, as the air conditioning control panel was yellowed and looked quite old.
It's worth noting this isn't a traditional hotel; it's a serviced apartment. I've previously stayed at serviced apartments from brands like Stey and Habyt on short-term rentals, and based on this experience, I feel lyf still has a lot of room for improvement.

Only that upon arrival at check-in, the only staff at reception seems to prefer us to use the self check-in machine than assisting us directly. A warm smile would have made it more pleasant.

No one offered to help with luggage, and the hotel has two entrances, but the staff didn't tell me which one was easier for catching a ride. When I came back by taxi, they didn't open the door for me, but when my friends dropped me off, they were very enthusiastic, opened the car door, and greeted us!

My parents really liked it. Although it's a bit far from the city, it doesn't affect our sightseeing at all.

GGuest UserThis is an older five-star hotel with decent service. Its location is similar to Tsim Sha Tsui East in Hong Kong – quiet, with many famous shops, bars, and Western restaurants nearby. However, you'll notice a lot of tourists around when you step outside.
The breakfast is pretty good and acceptable, offering standard fare like bread, eggs, coffee, cheese, ham, and fruit – all the daily essentials.
The main drawback is that the hotel is too close to the two adjacent buildings. There are very few rooms with a view; most rooms get little to no sunlight throughout the day and require the curtains to be drawn almost constantly.
The bathroom is particularly bad. The shower screen only covers half the area, so water inevitably splashes all over the floor, making it a mess. This means you often have to use bath towels to dry the floor, leading to constantly wet carpets and very dirty towels in the long run.

The one bedroom apartment was huge. Plenty of room with an equally huge balcony.
The place was clean, apart from one of the towels that had some type of hard black stain that stick do towels to it’s self. Not ideal, but this would be an issue with the laundry company that Quest use.
I wouldn’t hesitate to stay here again and would highly recommend.

At 8 AM, I discovered the hairdryer in my room was broken. With wet hair, I couldn't leave. I immediately called the front desk, and they said they'd ”arrange for a new one to be sent right away.” After waiting 20 minutes with no one showing up, I called again at 8:20 AM. The front desk once more said they'd ”follow up.” By 8:30 AM, on my third call, it was still just ”Okay, okay.” I couldn't wait any longer and had to go down to the front desk with my hair still soaking wet.
Upon arriving at the front desk, it seemed like only one person was working in the entire hotel. This staff member was simultaneously checking out guests and rushing to the storage room to find a hairdryer for me. Throughout the entire process, there was no one to assist, no one to coordinate, and no one offered an apology. That whole morning, apart from the front desk being this 'isolated island,' I felt no presence from any other department.
It wasn't until 9 AM that I finally got a hairdryer. This wasted a whole hour of my time, just waiting around, when I could have left much earlier.
During my four-day stay, the only staff I ever saw were at the front desk and in the breakfast restaurant. As for other departments? They were nowhere to be seen. If a hotel can't even guarantee basic room service, what's the point of staying? I do not recommend it.

EeMGee_Good location. Just in front of the tram stop Russel Street on Bourke. There's a Thai & Japanese Restaurant downstairs as well. Front desk is extremely helpful & jolly. Bed is just right. Room is clean. There's a hair dryer, iron, safe, but no toothbrush, I didn't ask, but maybe it's upon request. The good thing about Citadines on Bourke is they have a full kitchen with plates & silverware. We didn't use it, but having a microwave is definitely a plus. They didn't clean daily, but maybe you can ask. But it wasn't an issue for us. We didn't need it anyway. Overall it was a good place to stay in Melbourne, we feel it's very central and near good places to be at.

SsirrayI stayed in a superior king room which was compact but comfortable and there was no traffic noise discernible. Whilst the bedroom is small the bathroom was not cramped and the hotel is fairly close to Southern Cross station for the Skybus to the airport. It was a pleasant surprise to find that my request for a high floor room was granted but as I arrived at night and left early the next morning I could not enjoy the view from the room. This will have to be enjoyed on my next stay.
