- poor maintenance: water was hardly drop in the bathroom washing
- bathroom with a panel that was losing water caused by flooding and risk of slipping (a shower would be much better)
- Dry plants in the ground floor above the pool
- Fatting stuctures under the edge of the pool
- strong noise of the holes of the pool filters: they swallowed the plastic mouthpieces
- few camera power takes to charge the cell
- air conditioning with difficult adjustment (or coming on, or off)
- swimming pool hours in July and August could be extended (maybe 9:30 instead of 10:00)
Facit: a pleasant structure that with a little maintenance could improve much.
It is a little isolated, and it is not suitable for those who don't come in the car."

GGuest UserI recently enjoyed one of my best vacations ever at Piazza di Spagna 9 Luxury Suites in Rome. From the moment I booked, the team reached out via WhatsApp to offer help with transfers or tours — thoughtful and attentive without being pushy. I immediately felt like a valued guest.
The suites sit on the third floor of a charming historic building right next to the Spanish Steps. Despite the unbeatable location, it’s remarkably quiet and relaxing. The concierge service is top-notch — when I was running late for my Pantheon visit, staff quickly arranged to collect my luggage so my husband and I could head out stress-free.
Their restaurant recommendations were another highlight. We tried four places from their curated list, each superb and fairly priced, letting us experience authentic local dining away from tourist traps. The team even handled all our reservations.
The reception area feels more like an art gallery, with stylish décor and vibrant paintings. Guests can relax in the cozy living or dining areas — a lovely touch. Our suite faced the piazza and was filled with natural light, offering a perfect view of visitors strolling by the Spanish Steps.
Being steps away from Via Condotti’s luxury boutiques adds to the convenience. Special thanks to Franco, the owner, for his wonderful restaurant suggestions, and to Gianmarco whose friendly help made our stay extra smooth.
The genuine hospitality and personal attention here truly stand out. It’s not just about luxury — it’s about feeling welcome and cared for. I’ll definitely stay at Piazza di Spagna 9 again and wholeheartedly recommend it to anyone visiting Rome.

I had a memorable trip to Rome and stayed at the Dharma Boutique Hotel & SPA ar Jan 2025. The hotel has a limited number of rooms but is exceptionally clean, beautiful, and well-equipped, with great attention paid to the smallest details for guests' comfort.The hotel staff are very kind and attentive to guests' needs, and I would especially like to thank Raffa and Giovanni Loca . In the evenings, free snacks and various drinks are served. The hotel is close to major tourist attractions, and you can visit all of them by walking. Additionally, a metro station is just a few meters away from the hotel. Around the hotel, there are many beautiful restaurants and bars.
The warm and friendly behaviors of the hotel staff have made me want to encourage my friends to stay at this hotel if they plan to visit Rome. Personally, I can't imagine staying anywhere else. Guests can stay at this hotel without any risk and enjoy its beautiful environment, excellent rooms, and kind staff.
GGuest UserAbsolutely cannot fault this hotel at all! We spent 4 nights in Rome and it was absolutely perfect. The staff are all so friendly and the rooms are stunning. Our room was spotless and they always added nice little touches. The spa was a huge bonus after walking all day. The hotel is perfectly situated to get to all the landmarks and really close to the metro station. Furthermore, it was my girlfriend’s birthday (which I didn’t tell them about) and we came back to a gorgeous cake and champagne waiting in the room. They also left roses for Valentine’s Day. I honestly cannot thank all the staff enough for everything! This is the best hotel in Rome and we will definitely be back. Thank you aleph for such a memorable trip!

There was one iron (and ironing room) for the whole hotel, you had to get a key from reception to get into the room and you are limited to use it for 30 minutes. Also, the iron was old and not good. I ironed one shirt twice and it was still wrinkled. I was contemplating buying an iron to donate to the hotel for the poor future guests.
You cannot use the gym for free- it costs $10€ per session. (The gym looks great though)
The cleaners were cleaning the hallway with a loud machine at 10pm at night.
The shower is tiny, I could barely turn in there and wash my body.
The air conditioner is situated behind the curtains and doesn’t cool the room as a result.
Overall, not the best experience for what should be a good stay.
Positives: The room was spacious and quite nice.
There is a beautiful older Church (1915?) attached to the Hotel which can be accessed. The building and decorating was nice.
Some staff were really helpful with requests.
The room is about 5/10 minute walk from a convenient train station which goes into the city/tourist attractions.
There is a grocery store right next door.
The gardens are beautiful.
GGuest UserThe room is spotless -sheets are being changed sometimes TWICE A DAY (!),I stayed at the deluxe room which had amazing Roman architectural elements such as extremely highly ceilings with “wavy” ceiling,big windows with antique vibes.
The room is modernly designed with great amenities.
I give the hotel extra points on using “Acqua di Parma” toiletries, it means a lot in my opinion when a luxury hotel use luxury toiletries.
The hotel staff is out of this world -very helpful,very kind and very welcoming. The reception staff is very patient and will go above and beyond in order to help the guest to have the best experience in Rome . Regarding the location -the hotel is 8 minutes walking from the from the colosseum,should I add more ?
MMinaaichiganjupiThis hotel can only be described as stunning! Very new and designed like a work of art! The location is convenient, between Termini and Plaza de España. It takes 15 minutes to walk to Plaza de España. There is a super delicious ice cream shop opposite! The room is slightly small, but the bathroom is large and the floor height is also high. Overall, it is highly recommended!

GGuest UserI cannot even put into words how this place took my heart in a whirlwind. This is truly the most beautiful hotel with some of the kindest and friendliest souls, I’ve ever been to. I was welcomed like a queen, because it was my birthday, got an upgrade and beautiful gifts like a flower bouquet, a bottle of very nice prosecco and a delicious tart. The room - the junior suite - was just breathtaking. The materials, the love to every single detail, the smell of the highest quality materials used… an absolute dream. So is the whole hotel. The Minerva bar and the roof top restaurant Gigi with its view over Eternal City- what can I say?? I’m madly in love with- ti amo, La Minerva ❤️

GGuest UserThe hotel is in a good location, right next to the station, and it is very convenient to go anywhere. It is not noisy, but it is the other guests in the hotel who are noisy. The soundproofing of the room is very poor. However, the hotel room is very dark and feels old, but the toilet is very bright and well designed. The layout of the whole room is very strange, there are many elevators, and I almost got lost. The overall service of the hotel is still OK.

Although the location is a bit far from the city and the central station, a taxi cost about 16 euros a day, but the hotel rooms are indeed much better than those in the city. Especially the bed and soundproofing, the surrounding area is purely residential, restaurants and supermarkets are very close and convenient. The hotel provides a taxi service for 10 euros a trip to the vicinity of the Mouth of Truth.
RRomeryHotel very well located, closest to the Roma Termini station. However it's an old hotel and needs of renovation. We got a spacious room with 2 bathrooms but the ceiling was low near the windows, which was a little dangerous because of the wooden beams. The front desk and restaurant staff service are excellent, all cordial and polite. The tables of the restaurant are in marble and it is possible to light it.
