"Our experience was a mixed bag. The property in general looks really good, spacious and well planned. They have a private beach with life guard in the back which was really good and clean. Special mention with all the lifeguards and staff present in the beach, they were exceptional. The rooms were also really big and spacious. There was live music near the restaurant every evening which was performed by some talented artists. However on arrival even though our standard check in was at 2 pm and we arrived by 1 30 pm, we had to wait until almost 3 pm for our room to be ready. This happened even though we had informed the property about our arrival times a day in advance. The staff in the reception was seemed ignorant even though we were waiting there the entire time and never offered an apology for the delay. Even after we got our room, it was not in a pretty state, first we had to wait outside for another 15 mins for the cleaning staff to finish and once entering found that the floor and toilet all were still wet. This whole process really gave a bad start to our stay and is not something we would look forward to in the future. The bed was good but the mattress cover had some stains from the previous use. There were quite a few marks of wear and tear in the room otherwise. The food in the restaurant was good but a bit pricey and quantities didn't give justice to the price. The breakfast buffet was good varied and tasted nice. The staff in the restaurant was also nice and professional."

Very good accommodation , excellent beds & a/c plus in addition good food and service from all of those employed at Kondai Lip. The 1 hour complimentary excursion was the icing on the cake. If I went back to Kerala I would return to Kondai Lip."

I highly recommend Hotel Olivia to anyone looking for delicious food and excellent hospitality. I will definitely visit again soon!"

"I came to Ashtamaya while recovering from an ACL injury, needing a peaceful and affordable place. The owner offered me a small room at ₹4,000 per 7 days. Later, over the phone, he said I could stay long-term for ₹12,000/month and pay in smaller parts — so I understood the next ₹4,000 payment was for 10 days. But soon, I realized the services were not provided — the room was never cleaned. Worse, the cleaning lady came in and started asking invasive questions like “Why are you here?” and “When are you leaving?” After that, she stopped cleaning at all. I began to feel uncomfortable and unsafe.During almost 1 month stay she only came to clean 3 times!!!! Not even toilet paper was provided! I had to always go and ask at the reception! I decided to leave early, paid as agreed, and moved out peacefully. But after I left, I received strange messages from others, claiming the police were looking for me and demanding my passport and visa photo over WhatsApp — which is completely inappropriate. I felt harassed and disturbed and had to contact my embassy and begin an official complaint to protect myself. I do not recommend this place, especially to solo women or anyone in a vulnerable situation. What seems calm at first can become deeply unsettling."

There’s an elevator for those of us who can’t handle stairs as well as we once could. The owner and staff are super friendly. "DO NOT VISIST THIS PLACE. You will certainly spoil your holiday. Stay away from this place and its ZOMBI, rude, and ill-mannered owner (Mr. Mathew). Firstly, It's not a resort, it's a house with a couple of rooms which do not have any facility like of a resort. There is No restaurant, no swimming pool, no room service, no Porter, no front desk. etc. Secondly there's no sea view at all. Zero hospitality. The blankets they gave were disgustingly old and smelled so awful that it was impossible to sleep. The stench was unbearable! Bathroom is very dirty. Horrible room with absolutely no hygiene. The photos on the website are completely misleading compared to the actual condition of the property. What you see online is nothing like the real situation – it's a total scam!. Real and present condition of the property is way different that what is shown in the pics. Absolutely NO maintenance. Garden, verandah, the rooms, the parking area, entrance, walkway etc. all are in very poor condition and dirty. Price is really not worth. Worst experience I had in my entire Kerala trip. Overall its PATHETIC experience. These people have full potential to ruined your vocations. (Please refer the attached pics, sufficient to show the real condition of so called Resort (?))"
