"The hotel is ideally situated next to the rail line which could be heard from our room but it was definitely not intrusive. Building work is currently taking place at Harrogate south hotel and contractors vehicles were parked directly outside our bedroom window causing us both privacy issues and noise disturbances. These same vehicles were repeatedly parking in the disability spaces making them unavailable for those like myself who needed to use them. In addition to this the back entrance of the hotel reception (closest to the disabled parking bays) was also blocked off to hotel users on one day meaning all visitors had to use the front entrance. It appeared to us that no consideration was made to those with mobility issues. A skip was dropped off about 5 am this which woke us both up. And the icing on the cake was a huge downpour of water lasting in excess of 15-20 mins was unleashed during this incredibly noisy morning. We later learned that this was a water tank in the hotel being emptied all over one side of the hotel. Unbelievable. I am happy to report that all staff we kind and accommodating and were very working hard"

"Well, 3.5 stars. There is no doubt that Dan is a welcoming and informative host. He cooks a good breakfast too. The hotel is close to and convenient to the town centre, which is good - though I can’t agree with other reviews saying the street is quiet: it wasn’t when I was there thanks to building work and very early morning refuse collection but perhaps on other days it is fine. Noise disturbance from the adjoining property was more of an issue, walls are thin. For me, though, the Franklin has some other downsides. I stayed in the ‘deluxe’ room and wouldn’t again. For sure, the room is quite large and faces the street. But perhaps this is why the room was so very cold; the radiator wasn’t up to the job. A hot water bottle is available, but I don’t want to be relying on that to be warm. There is a seating area promoted on the room description but the seats are two hard and really uncomfortable dining chairs. Ten minutes on one of them was more than enough. Room furnishing is an eclectic mix, including a massive oriental decorative fan and a massive wardrobe adorned with plastic shrubbery which all seemed a bit odd. What really drags down my opinion was the shower: it drains very, very slowly which is fine if only for the fact that the water is such a woeful dribble from the shower head the drain can just about cope. Stay here by all means but I would opt for one of the side rooms, which at least have an armchair and maybe better water pressure."

Really genuine people who deserve nothing but the best! Will definitely consider staying here at my next trip to Harrogate. Thank you!"

"My wife and myself will have been here for 3nts by the time we go home tomorrow and it’s been a brilliant little place to stay in Harrogate.Wynnstay House is tucked away in a quiet tree lined avenue about a 10mins stroll from the town centre.Parking isn’t a problem as you get given a permit to put in your car so that you don’t get booked. We stayed in the Huntly room on the top floor which was a good sized room with everything that we needed and the added bonus was that it was very quiet all the time.We just had the continental breakfast which was adequate but you can have a fully cooked breakfast at an added cost. We can recommend this place to stay and if in the area again we wouldn’t hesitate to stay again as the owner is very friendly and very helpful."
