This place is nice but a little dusty and more dirty and dusty around the outside exhibition reading library area that looks like old wood dust. Why don't workers clean it everyday. The day we arrived workers were keeping chats at the counter registration sofa area making noise They were supposed to work to keep the place clean.Towels provided smell not really nice. Our room view is excellent❤️❤️❤️❤️ tq

I've visited Kota Kinabalu three times, and on every single occasion, I've chosen to stay at this family-run water chalet. My first two visits were back in 2019, and then I stopped traveling abroad because of the pandemic. A lot has changed, but the original charm and atmosphere are still very much present. Even the 'no smoking' signs have weathered beautifully, showing the passage of time. The restaurant I used to love and look forward to is no longer operating; the owner leased the space, and it's now a Thai restaurant. However, they kindly recommended Jiayang Seafood Restaurant nearby, which turned out to be excellent. The food quality was great, and it offered fantastic value for money. The original owner has retired, and his son has taken over, but the warm hospitality and thoughtfulness remain. The entire family are wonderful people. Since the owner (the son) is ethnically Chinese, you can count on him to help resolve any issues you might encounter, which is incredibly reassuring and heartwarming. It's true that the guesthouse shows its age; some areas, especially the bathrooms, are a bit dated. However, the owner mentioned plans for a major renovation, which I'm really looking forward to! Many people use this place as a transit point for mangrove tours, but honestly, even if you're not just passing through, it's a wonderfully comfortable destination in itself. You can soak in the beautiful scenery, relax and clear your mind, and indulge in delicious local food. Plus, there's a vibrant food street nearby with incredibly reasonable prices. The grilled coconut is a unique treat, and the coconut pudding is absolutely divine – truly the best I've ever tasted! I genuinely can't wait to visit again!

Semua perfect bagi saya view pun cantek sangat aircond sejuk condtion room pun very well done cuma tolong ya tolong tukar smua cadar bantal ,selimut dan tilam sbb koyak sana sini waktu check in agak berbau dan cadar tilam asik lepas ( tilam pun berbiji" habuk) then tolong maintenance untuk alatan d bathub , mau mandi d bathub pun susah sbb mcm" sot x function suda .

Reception very freindly, helpful and understand.. i booked for 1 bed king but i do not know i is facing jungle.. during the check in time, when receptionist know that i have baby, they change room that not facing jungle but facing to the water which is very nice view.. staff also help to cover me and my baby with umbrella from lobby to car during raining.. very recommended.. will repeat to book here for next trip.. thank you Gayang and staff..

This hotel is wonderfully peaceful, a true escape from the city noise. It's perfect for anyone looking to unwind and rejuvenate. Guests can also enjoy activities like kayaking and fishing.

The location is about 1hr from kota kinabalu, sabah. Kayaked after 5pm, but the water was low the next morning. There's nothing to do and nothing to see at the homestay. Almost all body parts are cleaned with a shower head, I think it's gross. This chalet is amazing, it's a great place to relax and enjoy yourself. We ended up checking in late and checking out early. I liked the butter prawns and veggies.

Location is good as have mini markets just within walking distance, and Thai Restaurant just next to this guesthouse. However service is too lagging. Body shower was too diluted with water, no shampoo provided. No hook to hang clothes or towel inside toilet. 3in1 coffee packets were provided, but electric jug boiler has to request only provided. Towel and toilet paper also has to request only then be provided. Luckily upon request, items are provided. Switches for Aircon and hot water indication mixed up. 🤣 at last I informed the staff to correct their misleading indication. I just hope the staff can create a more welcoming and enthusiastic environment. We didn’t opt for breakfast, hence no comment on foods.

Good for family vacation with good  facility, easy accessible by road

Food: restaurant was next to our room only. Gayang restaurant is 3-5mins away with car. Room temp: checked in at 3pm and it was so hot. The aircond took a while (at 5pm)  Bathroom: cabin size(very small) Surrounding: during our stay, other guests or maybe staff were having karaoke from 10pm to 4am. (Noisy) Room: room was big and clean with basic amenities.
