The check-in was the most problematic part. I hadn't received any instructions from the host (also not in spamfolder) how to unlock the entry gate to the property. It was already getting dark and the host was also not reachable by telephone. Monica from Trip customer service eventually managed to forward the necessary entry codes to me (many thanks for the assistance!).
++ The room was spacious and convenient, the bed was comfortable, the bathroom and toilet were clean and there were enough towels. For those who like to watch TV: a huge flatscreen with plenty of channels. The shared patio with a little swimming pool is very nice with beautiful sea view. The property is quietly situated at a 15 minute walk from the centre of Angra.
-- No written instructions (e.g. WiFi password) or general information (amenities) available. There are shared facilities in the property and the kitchen can be used for preparing meals (self catering). Although the reservation mentioned breakfast included, there was no fresh bread brought in. Not the end of the world but better not mention it as an option. Also unclear if items in refrigerator belong to other guests (self caterers) or are for general use so we didn't touch any. The host was not available by telephone for questions and also never responded to my initial calls on the day of check in. The room was in the basement and from time to time some smell from the sewer pipes lingers in the room.

The hotel is located in a comfortable position, close to the north cost in a small town, just 15/20 minutes drive from Ponta Delgada & the Airport.
To my surprise when we arrived there were two type of rooms, suites or bungalows, of course according to the price we paid we were assigned the suite.
What surprised me that during the booking process to photos we saw were not the suites, which led us to believe that was going to look different than it actually was.
The amenities were limited, there is no safe or fridge in the suites.
In the bathroom the paper holder was rusted because it has been positioned under the towel rack.
The breakfast included option was fine, but little limited and repetitive, fruits were fresh and good, as well as well various cheese and hams choices.
If you can get a cheap price for your stay is overall a good option, but bear in mind that there are some caveats.
I would suggest to the hotel to update their images on the platforms and separate clearly the type of rooms available in order to avoid unwanted surprises for the guests.

Im afraid to write all this because this place because when we want to go back here, it will get too busy. We travelled with a baby and the hotel provided a high chair and crib which made a huge difference for us. They even upgraded our room. The staff is very responsive and would respond to my queries prior to arriving. They would help me with any questions at the front desk. Bernardo, Joal, and Claudio were excellent help. They had great recommendations for tourist things to do that met the needs of our family. The hotel and apartment were immaculately clean and staff were so friendly and thorough. We enjoyed the continental breakfast everyday. Some people complained in previous reviews its the same items each day but we found there was a new item each day. I also appreciated the consistency because I knew what to eat the next morning. The woman who does the breakfast has a wonderful spread. The fruit, coffee, eggs and everything were fantastic.

I was a little disappointed that this is not, in fact, a hotel. I think I might have been the only person staying there, I didn't see anyone else except for about 2 seconds in the breakfast room. The only contact I had was by email, and all the instructions were only sent the morning I was traveling, so I didn't receive them until I got to Pico. The room was comfortable enough and very clean. But lots of things are dated. The internet was non-existent. The air conditioner and bathroom fan were both ancient and made a lot of noise. The breakfast was only meh, but the view from the breakfast room was lovely. The location is good, close to town and in a quiet area. I didn't spend much time at the hotel and it was too cold for a swim, but I imagine that would be great when the weather is warmer as the pool also has an amazing view. It's worth it for the price.

We stayed the first two nights of out two week holiday in the Neat Hotel. We were early arriving but our room was ready so we were able to check in, which was great. The first thing we noticed when we walked in the hotel was the lovely smelling air freshener, which gave a good first impression. All staff on reception that we spoke to were very friendly and helpful. The room was a good size with a comfy bed. There was a fridge but my one down point for amenities was that there was no kettle. A coffee maker but no kettle! No everyone drinks coffee but this seems to be a normal thing nowadays. I know you can boil the water but not use a coffee capsule, but the water still tastes of coffee. It was noisy at night but the hotel is right in the centre. Great location for the harbour. Would stay again if we ever visit The Azores again!

We were very happy with the service. The receptionists were all very helpful, especially Bruno, and the room and beds were very comfortable too. When we requested a mini fridge, they efficiently provided us with one. The only thing we didn't like was the fact that we, as hotel guests, still had to pay €4 to park our car inside. This should have been free for hotel guests.

You will stay in the Azores highest building top level, with an amazing view. But it has a super small rooms. Is like it was a flat with 3 bedrooms, and they are renting separately with common places. Is somehow clean, good ideas, but in some parts the wall is just falling off. Good for one night sleep over

Para el precio mal. El desayuno siempre lo mismo, poca variedad de embutidos y de fruta.
La hab de minusvalidos que es la que nos dieron sin serlo, muy mal situada, planta baja con la ventana a la calle( no se puede abrir por el ruido ect), huele fatal,está justo en la cocina-comedor y al lado de la puerta de entrada por lo que hay ruido cada vez que entra alguien, cuando utilizan la cocina, parece que los tengas dentro de la habitación. Las habitaciones son bonitas pero para nada con vistas. Suerte del personal que compensa un poco estas deficiencies.
